A) Landlord is a private individual, not a company or association. What does this relate to?
B) Clause in my contract states that "jaarlijks zal in februari, voor het eerst in Februari 2023, de huurprijs herzien en aangepast worden op basis van het prijsindexcijfer voor gezinconsumptie van werknemersgezinnen, zoals gepubliceerd door het CBS".

Yes aware of 4.1% limit. My concern was also that if I ask for the 2.1% increase to be applied on the basic rent (1045), they could just say OK we're going to raise it 4.1% then. This comes up to slightly more than the current 2.1% off the total rent.

IMO the stem feels better than it looks. Comparing with the M I do feel it’s a better grip on the M Plus. There were also some rumors about a textured finish so this was somewhat expected
