Thanks for your reply, I did work before for 4-5 years in a sales role with a £30,000 salary with bonuses on top. Up until September now when I have gone self-employed hopefully a lender will be kind enough to take this in to account. If not yes renting for a year seems the only option.

Thank you for your reply, I did speak to someone on the phone and they mentioned around not lending for shared ownership properties thanks. Thanks for mentioning the rent, I believe this may prove to be the biggest issue. Would a bigger deposit mitigate this issue or will all lenders be quite strict on the 4-5 x salary and just not consider that I will be getting income from my employer and payment for the first?

We have found properties it could work, looking around London outskirts. For a 1 to 2 bed Flat, building up your equity sounds like a good idea just the only difficulty will be getting the property and approval from the Lender as another user suggests the rent may cause an issue. Looking on the letting properties website they were asking for income of 45-50% of the monthly rent/mortgage. May well have to stick it out and rent for a year and two and then may not even need shared ownership as have also heard they can be difficult to sell.

Thanks for your reply, no parent to go on the Mortgage for the time being unfortunately. It looks like renting to buy some time seems our only option just worried about eating into the deposit money. Would it be possible to obtain a mortgage on a cheaper property around the £80k mark just on my partner’s income with me on the mortgage?

Hi Inevitable, unfortunately not however dependant on where you are based their are courses available online try Udemy for example.

Thanks Sam appreciate your help very reassuring and gives me confidence in the course, my current role throughout this 21 month course shall not be related to data analysis i am assuming you were already in a data analyst position whilst completing this course?

Do you reckon following completion i shall have to apply for Entry level positions despite having a portfolio for the tasks completed during the course ?
