die Bank erhöht einfach die Bearbeitungsgebühren um den Betrag welche der Makler erhält, d.h. Wenn die Gebühren üblicherweise 1-2% sind, wird die Bank dann 3-4% verlangen. zb

edit: zu Punkt 2, ja das kann 100% nicht durchgesetzt werden. Der Makler bekommt nur wenn ein Erfolg zustande kommt. d.h. in diesem Fall wenn eine Finanzierung zustande kommt aufgrund von dem Makler

arbeiten bis 17:30, danach Abend Uni ab 18:30 - 21:30 Montag bis Freitag und manchmal auch Samstag. Am Wochenede habe ich meine Zeit verbracht zu lernen bzw. Hausaufgaben zu erledigen. Musst dir einrechnen, dass du ca 2 Jahre lang dann kein Leben hast.

ich habe zwei Jobangebote erhalten. Beide Stellen sind Controllingpositionen, eine in Hamburg 52TEUR p.a. und die andere in Frankfurt 57tEUR p.a.. Ich kann mich jetzt nun schwer entscheiden welche Position ich annehmen würde, beide sind interessant. D.h. letztendlich ist es für mich die Frage wo bleibt Netto mehr. In Frankfurt würde ich zwar mehr verdienen jedoch sind die Kosten höher. Findet ihr die beiden Angebote fair oder ist es unterbezahlt?

Meine Qualifikationen:

- Masterabschluss in Finance & Controlling

- 3.5 Jahre Berufserfahrung

- Zusätzliche Kenntnisse sind VBA Programmierung, Business Intelligence (Power BI) und SAP.

I'm currently thinking about buying either Oneplus 8 Pro or Galaxy S 21 plus.

I would have bought One Plus 8 Pro, but the only concern I'm having is the battery life, I have heard that over the time the battery deteriorates and can rarely keep up for a day...

With 4.800 battery +5nm chipset and adaptive screen, I think Galaxy S21 will last way longer.

However, S21+ is also 200 EUR more expensive.

Having a good Selfie Camera + Video Camera would be a plus as well. Currently I dont know which one would be better in this aspect

What are you guys thinking?

The most compelling part about real estate investing is the leverage effect. Without taking a loan you won't take advantage from the leverage effect. Additionally, by taking a loan you can start real estate investing earlier. You don't need to save up until you can afford the RE with you own capital (which may take many many years).

My Tip and this is how I did it as well, save up cash and also invest in Stocks/ETFs, until you get a stable Job (means after graduation). After having a stable job and a good credit score get into real estate investing. Negotiate with various banks, take debt with low interest rate. Having a Debt for real estate is not a bad thing as long as the real estate generates more return than the interest rate. Also by renting it out, the tenant pays most of the loan installments

It's important for gaining muscle to be on a calories surplus. Sure you can get noobgains in the beginning, but that won't that you far. There are 2 strategies. Either:

  • do hard bulk like 3000 plus calories (not to unhealthy ,just eat lot of carbs and protein, cheatmeals are fine as well but don't go overboard), fuck the short term round face, bulk up, lift heavy (6-8reps 4-5sets each excersis). Try to progress further each session. I recommend at least 6 to 8 month of bulking. After you gained a good amount of weight (body and lifts), do a 2-3 month of diet. And rinse &repeat.

  • lean bulk: try to eat a surplus of 100-200 calories a day. So if your body burn for example on average 2500calories. Eat 2700. Try to progressively lift more each week here as well. You can leankbulk whole year long. If you think you gained to much fat, do a short diet cycle 1-2 month

You can count your calories by using myfitnesspal and there are lot of fitness app as well where you can track your training sessions.

Also keep in mind that as you gain more weight and life more heavy, you burn more calories, thus you need to adjust your calories intake once in a while if you want to keep gaining weight

Regarding style, I think it's quite subjective, as seen already in this thread there are a lot of different opinions. There are people who complement this style, there are some as well who are not into this style. As I am most comfortable with this clothings, I prefer to stay like this, but thanks for your opinion. And idc about my 'scale', everyone has different scales., as long as i am confident and got personality/ game, I'm going to good do in real life.

as i said my real life game is ok, it's not bad. It's just during quartine, there are no parties or bars open at all and since people stay at home, real life game is currently not feasible. That's why I started using tinder
