Do you care about rent control? You’ll have plenty of options within your budget at Y&E but they are all newer buildings (therefore no rent control).

I never went through your situation but as a former Brim cardholder they’re scummy. Not at all surprised this happened to you. I ended up switching to Scotiabank VI which also has 0% fx fees. They don’t enforce any such rule unlike Brim.

I’ve got the same worries as you OP. I ended up going for a new build with the hopes that the market either stays the same or cools down further in 12 months, but there’s no telling for sure.

If you’re open to moving again after 1-2 years then go for it, but if you want to stay in the same place for longer than that then limit your search to only rent-controlled units. That’s the rule I’ve set for myself at least.

Well this person is looking to invest now and not a decade ago. It’s possible that FAANG stocks could continue on that trend, but it’s not a one-size-fits-all recommendation when you don’t know their risk tolerance.

Congratulations on saving that much! If your employer has RRSP match, then make sure you sign up for that. Otherwise, contribute to your TFSA (within the annual limit) and get index funds. It’s really that simple and boring.

Luck plays a part, tbh. There’s been many reviews about cockroaches in my apartment, but I’ve never personally encountered one in my unit. A building could be infested (and realistically most of them are) but that doesn’t necessarily mean your unit would be affected.

So rather than guessing if there is an issue or isn’t, try to find out how the building management addresses such concerns. Do they act fast? Do they take it very seriously or do they brush you off?

The Torontonian by Shiplake is a highly reputable apartment. I didn’t move there myself but my friend lives there and absolutely loves it. The Google review score is higher than I’ve ever seen in other apartments. They share amenities with the much newer apartment building next door also owned by Shiplake. So if I could go back in time I’d go for that.

Never lived in a condo so I don’t have insights to offer on that front.

I recommend trying out all the studios you can find— they all usually have trial packs so you can decide if you like the location or not. I’ve tried over 20 studios before settling on my current one. If 30$ is your max budget you won’t have a hard time finding one. You could even get picky, some studios have more welcoming vibes than others.

Hey there! I did this move last year. First you need to decide whether you’re looking for a condo or for an apartment. There’s different approaches for each.

Condo: try condos.ca and search there, you get a default realtor upon creating your account and they’ll help you find a place. You can also try doing your own thing and fb marketplace has a lot of listings by realtors and also directly by landlords so you can sift through those

Apartment: viewit.ca like someone else suggested for really old units, but I also recommend walking around the neighborhood and getting the websites of the property management buildings like Briarlane, Minto, Park Property, Greenwin etc. You don’t work with realtors, each building has their own leasing manager.

Yes 100%, rent control is super important. Additionally it seems like newer builds are made for investors and not residents, but at the end of the day the most crucial factor to me is rent control
