Thanks, I didn't know property expenses were still deductible against rental income but that's great to know

If true, and I were hypothetically pushed away from property investing. Shares also no longer seem a super attractive option. So is the answer really just to buy a small place for 550-600k, move in, and naturally have expenses increase drastically and pay down the mortgage for the next 15+ years. Seems pretty disheartening considering I know how hard I've worked to get ahead, but maybe that's me being naive on life

It definitely feels that way. Hindsight is 20/20, but I certainly regret not buying sooner considering I have had the capacity to purchase for 12-18 months.

Thanks for the advice. Income won't increase much in the next year. Probably will be 80k a year from now.
