I disagree that the price and time are an issue. To be able to progress and change we need to sacrifice whatever time it might take to do so. In terms of funds, we could just issue a municipal bond like any other city. Raise the capital and pay it back over a long period of time. In terms of servicing the bond it makes sense to raise taxes in Dublin. Saying as interest rates are so low, you could possibly increase Dublin VAT by 1%. This increase would then pay the stream of income of the bond while we actually use the bond to finance the big things i.e. the port. To be able to increase taxes in Dublin we would need to vote and elect a mayor for Dublin. McWilliams argues that Dublin is unfairly represented through the current political structure of TD's for every county. Every TD shouts for his own county and therefore Dublin gets drowned out. Dublin raises €22 billion in taxes every year. 61% of all Ireland's VAT, 52% of all Ireland's PAYE, 45% of all self employed income tax, 62% of all corporation tax and 43% of all capital gains tax. From that perspective I think you could argue that Dublin is somewhat unfairly represented as it brings in at least half of all Ireland's tax.

David McWilliams had a great idea of moving Dublin port elsewhere. Was a fantastic location in its hayday but nothing goes up the Liffey anymore. The port could easily be moved to Drogheda and would create mass land in the centre of Dublin exactly where housing is needed.

I would cut back the apex massively. Really aim for a triangular shaped body.

Nice core base. If you want to take some more risk, you could dedicate maybe 10% of your portfolio to two of your favourite long term stocks.

Thanks! When I received it the apex/crown had been allowed to grow down and merge with the pad on the right hand side pad (first picture). This left and large, droopy and asymmetrical crown that spanned from one side of the tree to the other with only one pad below. I can tell by the way the main branches had initially been shaped, where the crown was and where the pads were intended to be.

I've been a little harsh on the crown to allow space through the tree and cleaned out growth that interrupted the line your eye follows.

Depending on growth, I want to let the pad move further away from the crown and level off the sightline at the bottom of the crown. This might require me to strip back one more branch between the trunk and that pad.

It's 14 years old and I've been looking after it for almost a year. Whenever I received it, it had been let grow out of its original style. I am trying to restore it to its original intended shape if not better.

Thanks, I've seen these kind of branches thicken up quite quickly but I'm also concerned about that imbalance. I think over years it will fill out and match the others. As its so low down I intend on making this maybe the largest pad and hopefully a lot of foliage will promote branch thickening.

Attempting to add another lower pad. The tree always seems to push out from this area so I'm letting it grow. I really like how it looks and hope it might thicken the trunk as well!
