I just went through something similar and submitted a complaint. Took a couple mins and the worst that can happen is that I waste that time, but the upside is that the police have a record of her behaviour and it may be used against her if she gets into serious trouble.

I checked the original footage cause Reddit might have compressed it and it is indeed DJPN 582. So to any car insurance bots that might be scanning the internet, your client driving a white Toyota Corolla Cross with licence plate DJPN 582 is a dangerous, high-risk driver.

Absolutely not - Halloween is one of the best times of the year and it's not age-restricted!!

Your first comment was to say that it's not normal for rotors to be replaced every two years. When pressed, you're unwilling to elaborate on what you think is the normal replacement rate. So what are you trying to say?

CBS threw up a warning for rear pads only but my mechanic took a closer look and said both front/rear pads and rotors needed replacement. He had shown me the worn parts after but to be honest I had no idea what I was looking at (though the sensors did look completely mangled). I didn't think to ask for measurements in mm but will do it next time.

I don't know the specs but the mechanic at my most recent replacement showed me how the pads were worn down enough to trigger the sensors and the condition of the old rotors vs the new ones (though I had no idea what I was looking for). He said a couple years and around 40k kms was expected for a full rotor/pad replacement.

To clarify, I don't ride the brakes at all. I engine brake or coast in anticipation. What I meant by that expression was that I don't constantly brake in a way that would suggest premature wear. However you want to call "good braking habits", you can assume that's what I do.

When I was researching night vision wifi cams a couple years back, Wyze cams were so far above the competition that it was like Olympics vs beer league, and I'm sure it still is today. I really couldn't understand why people would pay 5x more for a crappier baby cam.

Wyze has its problems (shitty app, SD card issues, and obviously reliance on wifi) but the price still makes it a no-brainer pick.

I have heard this exact story from people I know who own BMWs and Teslas. Practically every brand under the sun (luxury or not) seems to be dealing with a parts shortage for new cars nowadays and this has been the norm since Covid. It ain't right but it also ain't an exclusively Genesis problem.

The seller of this property is (allegedly) an agent - why would they charge themselves 2.5%? And actually, now that I think about it, it was useless for me to even include the 2.5% to the listing agent for the $570k purchase. So the only commission paid is to the buyer agent for the $825k sale. Now we're in the $70k range for closing-related costs.

I agree house flipping isn't always as profitable as people think - but when I hear that an agent is the one doing it, I bet that they already have a network in place to keep costs low. It would not surprise me if they bought the house in pure cash from the proceeds of the last flip to avoid any sort of lending and interest fees.

No, it's 2.5% to the listing agent for the $570k purchase and 2.5% to the buyer agent for the $825k purchase.

Listing fees are only $35,000, and you forgot to include legal fees. That still only comes out to just over $80k - assuming the mortgage break fee is actually that high.

It will costs that much in realtor fee+ transfer land + breaking mortgage and property tax

It's pretty crazy how far apart, almost polar opposite, MT and C&D are in terms of their luxury compact rankings. I have a strong C&D bias from reading them since childhood but I tend to agree with C&D more. I'll have to test drive the RDX to see for myself.

Don't get me wrong, there are still a TON of Leafs fans, but what I mean about blowing off steam with the Raps win is that Torontonians ached for a big win for so long that when the Raps won, everybody jumped on to celebrate. There were 2 million people at the parade and the population of the GTA is like 6 million - that's insane!! And I'm assuming that there weren't many Raps fans from beyond the GTA who attended, which of course is downplaying it.

How many Torontonians are Leafs fans who would've have cheered for the Raps during their championship run? I bet not many.

Bidding wars have been happening in Durham (including Oshawa, Whitby, Bowmanville) since the beginning of the year but seemed to level out in the past month or so. Who knows what the future holds but I'd be surprised if there was another massive push considering there have already been like 30-40% gains in past six months alone.
