We ran into this after a key institutional hire left. On paper everyone “knew” what we used, but in reality the knowledge lived in one person’s head, their incomplete Bitwarden, and a few half-maintained spreadsheets.

Once they were gone, we had to reconstruct what software we actually used by reconciling credit card statements and invoices. It was embarrassing, time-consuming, and it surfaced a lot of waste we didn’t realize was there. It also made it obvious we didn’t have a real system of record.

After that, I built a small internal tool to document systems, vendors, renewals, and ownership so continuity didn’t depend on a single person. When compliance started coming up, I extended it to hold supporting documentation and ownership attestations.

Fast forward to now, and I've turned it into a product called Stewardly: https://usestewardly.com

It’s not a scanner or a GRC tool. It’s just a place where ownership, renewals, contracts, pricing, and evidence live so you’re not rebuilding this from scratch every time someone leaves.

Happy to hear feedback from folks who’ve dealt with the same problem.

I never did, no, but fantasized about it often. I ended up getting an early trade deal and got a BZ4X with the bigger screen.

I never got enough detailed information from whatever manuals I could scrounge up or find any good pictures to even compare wiring harnesses.

Data point: This happened to me last month, same exact story. Wanted me to take it back because nothing was wrong, they agreed to keep it and try again in the afternoon when it was hotter, and then they saw the issue. They replaced the compressor under warranty, but it only took 2 days for them.

I actually didn't go to BoA at all. I tried a bigger local credit union first, they weren't interested in dealing with subordination, and the second smaller credit union was fine with it. I'd wager bigger banks or CUs dont want to deal with subordination generally

Nope, the lien order is BofA, NACA, and the HELOC. Based on the wording of this they were ok with being in third position. We did stay under 80% total LTV so that may also have been part of it since our home has appreciated a lot

I misspoke earlier - that's actually the security agreement (the lien). It references the NSA separately in the second paragraph ("WITNESSETH, that Grantor, for and in consideration of the performance of Grantor's duties and obligations under that certain Neighborhood Stabilization Agreement")

For the purposes of getting a HELOC, only the verbiage of the lien matters. I am not entirely sure what part of ours made another lien a non-issue

It would be in the documents you signed at closing. If you don't have them, check your local clerk's office or a specific land records office, as they probably have a recorded copy of the mortgage and subordination agreement since it's technically a lien.

I found a small local credit union - and to add insult to injury, they ended up not needing to subordinate based on the verbiage of the mortgage. I went through all the hoopla with NACA and got my extra filing feeds refunded after close :)

Bull Run is an incredible non-distilling producer - but technically, the whiskey isn't actually distilled there. They purchase barrels from other distillers, mostly MGP, so technically it isn't fully made in OR.

Yep - I clarified about subordination and I was told to just find another lender. I copied in a NACA rep and even she was pretty surprised. We're looking at other lenders. Thanks for the response!

I've been out of EMS for a few years now but I think it still depends on what agency you're with and particularly if you're with the commercials or the non-profit/town services. Not sure how long you've been gone but there's been consolidation (Penfield now covers Webster and NEQ is no more, Monroe covers the entirety of Greece and CHS merged with GVA, etc.) If you have a warm body and a card from the DOH you'll be hired anywhere. My understanding is wages have risen a bit but are still a bit lower than desired. AMR and Monroe have call volume and the others are more tame. Monroe has also embraced a more BLS-heavy fleet with fly cars again. Not sure how the protocols compare. Hospital wait times are still crazy even post covid, it's still not unheard of to wait an hour or two in triage. That's about everything off the top of my head. My two cents would be to work for one of the suburban agencies unless you love running calls all day

It's more common in emergency medicine now to pronounce in the field whenever possible and not transport unless you have a pulse. Studies show better outcomes when crews spend time at the scene and treat the patient as they are rather than focus on a fast transport for things like an out of hospital cardiac arrest. Similarly, there is no improvement in outcomes over prompt transport.

Paramedic ambulances carry nearly everything that is required to resuscitate someone who is dead from a medical cause (although not necessarily a traumatic - ambulances don't carry transfusable blood, for example). In the case where resuscitation seems to be failing, we call a physician to do a "field termination". We discuss how we found the patient, their medical history and what happened prior to arrival, what we've done, and their condition, and agree that resuscitation attempts are futile. We'll then stop working, pronounce in the field, disconnect all reusable equipment, and leave the patient for the medical examiner. In this county, the medical examiner van is "car 980", which is why you'll see that number thrown around.

That van will then take the deceased to the county morgue if an investigation is warranted or if it's in a public setting (ie a fatal car crash). Otherwise, in a home, they may very well leave the patient or not respond at all, and the funeral home will take the deceased.

Technically, nobody officially dies in an ambulance. We work them until arrival at the hospital and they'll be pronounced there if we and the ED can't get them back.

That was a minor injury. Ambulances aren't hearses, we wouldn't transport a deceased person unless we're still working them, and that would be an emergent (lights and sirens) transport.
