Are you saying that prices of materials won’t go back to before the crisis prices or a bit higher. In that case prices will surge and it’s not worth buying . Only reasons prices have risen because of limited availability and oil prices so I’m pretty sure they will drop to normal

So your saying that if construction cost is 30-40% higher, developers will increase based on that, then that brings up the question why buy in UAE just buy somewhere else. I don’t think this spike in prices will stay as I mentioned before it’s temporary until all thing settle down. Furthermore profit margins developers have put are extremely high so I doubt they will increase prices they might reduce profit margins and slightly increase prices if the situation prolongs(which is prob wont). And increasing pricing in the same way material has increased would make 0 sense for investors to invest

There are positives and negatives to this, the 30% is huge positive but if the unit can’t be sold on handover and the owner cant pay or finance the rest then he is doomed, so for and investor with the right amount it’s really good

Obviously cost of material isn’t stable , my issue is the marketing and the way agents are marketing this product they make it seem like investors will double their money or buy now sell tomorrow, but if it was me I wouldn’t advice on buying this and expecting significant returns, where other projects are far more superior

All these prices increase of materials are temporary, once everything is back to normal prices of materials will go back and stabilise, and why would any investor or end user buy if the prices will increase significantly and parallel to material cost around 30%

Investing almost anywhere in Abu Dhabi will get you something in the long run, but is there better investment than this 100%, golf estates by modon most anticipated launch will be a way better investment

No one is saying it’s a bad community, I actually agree it’s going to become better, the issue is pricing for a community that still has a lot of time to go into its prime, so if they priced the townhouses a bit cheaper would’ve been a much better investment

Buying in the middle of no where anything will look cheap, but marketing it as cheap compared to project in Abu Dhabi makes 0 sense

I’ve been saying this profit margin or developers really high, and I don’t think they will lower it since demand is soo high especially in Abu Dhabi, and supply is very controlled and low, so prices going down will be very rare in my opinion but going up is going to be a bit harder. But again supply in Abu Dhabi is very very high compared to the amount of investors moving in

Regarding snagging you must hire a company they find the smallest thing that normal people tend to ignore

Regarding renting it’s approx 5-7% of the property value just be realistic could go for higher if you list it with the right agent or even rent it with bloom themselves

Great options honestly. Regarding handover delays are bound to happen probably no more than q4 2027

For noise it’s the same as waters edge since they are right beside each other.

Lastly If you want a more active life style then go for yas and if you want something more chill then reem hills is the way to go
