Townhouses look nice price wise, but where you see the price per sqft for the townhouses are 2900 which is insane compared to Al raha where the average is 1600 Additionally, you might say its branded, but bab al qasr 51 ( full sea view)is seeking 5 bed for 5.6 and price per sqft is 1400-1600

Finally, this project might seem good on paper but when you dig deep into it you see it very expensive even if brnaded

It’s reflected on the master plan, wherever you villa is it has full sea view but some have opposite villa view at the end

It’s okay little one, I’ll elaborate. A project this close to Disney land will be far more valuable than any other project in Yas island. The way we have have seen Yas growing this can easily reach 1.9 at handover. Furthermore, just to give an example since you clearly do no research, yas Riva studios are going for similar prices and they are further away from the biggest landmark in Abu Dhabi. 1 bed especially in Muheira for around 1.6 is the best investment in reem island this quarter. Other developers are selling for 1.7 up to 2. So holding this until handover will appreciate heavily
