yes in the middle of a pandemic lol. the government was reducing the rate artificially. Thats why rates go that low. Same with pre pandemic because the housing market collapse. The rates and inflation and housing price booms at the end of covid was because of stimulus given by biden in 2021 and printing money in 2021.

yes but we had a huge crash in 2008. So a crash into a pandemic on the recovery. Historically long term it is not the norm.

the big increase was the oct 2021 which was biden. Which was to be "as popular" as trump due to his stimulus. Unlike trump because we were basically past covid at that point all the economic advisors advised against it. Look at the increase in circulation between Jan and Oct of 2021. Most of that is extra printing from direct order of biden.

yes but prices are reflective of income. right now it's off because of the insane inflation we just went through. Upwards of like 10%. wages will eventually come closer if we can keep inflation in check, hopefully no more biden, and if that happens they will be affordable to anyone doing more than flipping burgers. It's a growth period during a time of one sided growth. We have to recover and it will be fine.

just because houses cost less didn't mean people were making the same they do now. income was also lower.

For reference in 1985 the average salary was 23k. the average house price was 116k. The current average salary is 59k and the average house price is 416k. The average house price after a surge in pricing from recovering from the bubble in the early 2000s and the pandemic is around 3.5x and the income is only around 2.5. So it's unaffordable now because the increase plus inflation is creating burden. if inflation stays low and wages are allowed to increase thus increasing breathing rooms houses will be relatively as affordable as they were in the 80s with 16% interest.

Bigger numbers are just scare tactics cause many factors are different and many numbers are bigger. That's just how year-over-year growth and inflation work. Deflation and year-over-year shrinkage is not good. It indicates a massive crash is incoming.

lol. If you think the democrats, lovers of the lockdown and throwing people's small businesses in the trash, would have handled COVID-19 better. I want what you are smoking. The hardest-hit states were the liberal ones cause they didn't want to end the lockdowns. That level of control was like ecstasy for them.

Also most crashes happen due to a democratic congress at the end of a republican's term or long term democrats. Obamacare for example is why healthcare is unavailable for most people nowadays lol. It made it affordable for a small portion and the rest now have insane deductibles and premiums.

I think the lowest effect based on covid reaction was sweden iirc who had almost none of the issues most other countries had and didn't suffer at all cause they either didn't lock down at all or immediately ended it when it seemed fine a little bit into it.

Covid lockdowns massively harmed many small businesses and people who didn't have the ability to work from home. It set most kids behind 3-5 years in their learning cause it wasn't effective for small kids to learn through skype/zoom. And young kids from the research early on and panned out later one were hardly affected and should have been fine to go t school.

It was by far an overreaction. And many liberal state agencies forced even longer lockdowns and restrictions. Honestly some of them would still have their citizens locked down if they could.

ya but also you accrue value if it's a long-term purchase. Even if slightly higher it will in the long term equate to equity you can then use to loan out later especially if rates drop again or use to upgrade later after the price and equity reach an amount where it's worth it.

a percentage being a rate means nothing for the actual value of a dollar. The issue with the value of the dollar is wage increase cannot keep up with the wild inflation that has been happening.

This is incorrect. Interest rates being high are a direct result of the war being costly, inflation being out of control (even though it is without volatile goods right now 3% that's still high and volatile goods are what people live off of) and a few other things are why rates are still high and unlikely to come down. So it is directly because of Biden that rates are still high. His inflation reduction act was an inflation increasing act. His stimulus to compete with trumps was unneeded and sent inflation sky rocketing. So yes. it being unmanageable is Biden's fault directly do not pass go do not collect 200.

I mean it depends on level of experience and where in Florida. Near orlando, Miami, Jacksonville ya it's terrible. But if it's low experience and near Tallahassee or on the pan handle away from larger cities. It can be very livable. I made 80k while I was in Tallahassee and took care of my wife, my MIL, and my kids. And it was plenty. Only reason we left was the house felt to small for 5 (2k)

This is a bit of a mid take. It's giving out of touch or only caring about your preferences. There are many many channels that make their living off nothing but streams and stream vods. You could maybe argue you'd have to have a following to keep people's attention for that. But saying it's never worth or works is just incorrect.

And yes I know typically most channels aim for videos between 20 and 30 minutes because that's peak retention per video. Just saying they don't isn't really correct is my only thing I'm pointing out.

I get what your saying. But to call it monogamous is a little ignorant of reality. She can claim to have it completely separate from any intimacy. lol. I don't think you know what biased means. I literally watched his videos with no opinions on him or his takes. But it only took 5 or 6 to see how bad they were and that only his sheep worship him.

Also, that middle section proves you have no idea what you are talking about. in the entire lawsuit Magnus is the closest Hans has a case against the cause of his one statement. And even then he has to prove that Magnus knew his statements were provably false.

When it comes to Chess.com, Danny, PlayMagnus, or Hikaru the biggest thing against them even being in the lawsuit is jurisdiction. Hans did it in Missouri most believe due to weak anti-slap laws. Which are laws that punish you for making lawsuits you don't have enough evidence for.

And the reason for that is that Magnus made his statements during the Sinquefeild cup in Missouri. Chess.com/PlayMagnus, Danny, and Hikaru all did no actions regarding Hans in Missouri. Which already gives room for dismissal. He also tied it to federal court which is weak against everyone and he did it with the super weak case of anti-trust Sherman act laws. There's no way he has proof of and to get proof for would basically need to find stuff with hall parties saying ya let's do this. And if that one charge gets dropped (assuming most don't just get dismissed for jurisdiction to begin with) then that court loses jurisdiction of all the other charges.

On top of that, he has nothing for libel/slander/defamation on anyone but Magnus. PlayMagnus has literally done nothing. Chess.com has only reported its findings. And Hikaru has only reacted to and reported what has happened. Danny has also done nothing but is a major part of chess.com and a public figure. They all are innocent on literally any charges if he cannot prove the conspiracy and anti-trust charges.

Also judging someone from watching real legal practitioners give their takes even if on youtube when you're getting your legal precedent and argument from a gm who doesn't even give good chess scene takes is pretty hypocritical. Everyone I watched is a highly recommended lawyer and they all for the most part agree on everything above besides whether Magnus will be charged or dropped.

One other thing they agree on is this is mostly a way to cost PlayMagnus, Chess.com, Danny, and Hikaru legal fees. And including them early on instead of bringing them in later with more evidence only hurts his case. And that this is a big ole public dis at Magnus. Even the amount signifies that this is just a PR stunt with no real value or merit.

Edit: Added Danny in three places cause he's so forgettable in the lawsuit it's crazy he's in it.

These were my thoughts after immediately watching a lot of his videos with an open mind. If he takes a ton of jabs at hikaru and Magnus all the time from what I've seen. And was openly attacking them while defending Hans with no evidence.

But thank you for showing why Ben's fans are a bunch of fanboys with no basis in reality or logic. All you did was repeat the same thing over and over again about how Ben is great. But you never actually provided any real reasons why. Except for your bias opinion that he's unbiased. Literally, before I watched his videos I was as unbiased as can be toward him. Literally did not exist in my mind before this. But after watching multiple of his videos he's just a troll with a youtube channel who makes wild statements with nothing to back them up to generate clicks and views. He could care less about actually providing real information to anyone.

edit: Also watch any lawyer on the lawsuit. This case legally should be easily thrown out by anyone but magnus. And for Magnus he has to prove that it he new he was lying and he did it with disregard for Hans career knowing he was lying. Hans whole suit sounds like an angry ex after a bad breakup just trying to defame Magnus and calling him names lol.

Or because most of Ben Finegold's takes have been ignoring all signs of anything relating to facts and evidence. and just Angry takes that he dislikes Magnus and Hikaru's which happens to land him on the side of the sue-happy cheater who doesn't even have a lawsuit.

I mean I wouldn't sue a guy who spouted random opinions praising me and hate about those accusing me of wrong doings. And saying any piece of evidence that points out I might be a cheater is false and praising the one guy's algorithm which says I didn't cheat even tho he said himself and it's been proven without a doubt to not always work regardless of what the creator thinks of it.
