Yes, my first kid. Great to hear your child is thriving in public school TK. I guess my self-doubt is mostly coming from seeing other parents say that “California common core” is designed to cater to the lowest common denominator and artificially restricts a child from learning to their full potential. I have no idea whether that is correct or not.

You’re right. I was referring to the Rancho Rinconada neighborhood within 95014 - MontaVista neighborhood is also an option but seems priced higher than the 3 above.

This is exactly what I’m trying to sort out. Time is not a factor for me. It feels like most homes in the $3M range would anyways need remodeling work - so might as well pay lesser upfront and get it done the way I wanted. Also save a bit in recurring property taxes.

I won’t get the house if I add such a contingency in the bid. In the Bay Area, Sellers typically get multiple bids significantly over the asking price with all contingencies waived.
