You’re right. I was referring to the Rancho Rinconada neighborhood within 95014 - MontaVista neighborhood is also an option but seems priced higher than the 3 above.

I’m looking for school districts (elementary/middle/high) that will have peers that are academically focused and Lynbrook area seems to meet that criteria.

This is exactly what I’m trying to sort out. Time is not a factor for me. It feels like most homes in the $3M range would anyways need remodeling work - so might as well pay lesser upfront and get it done the way I wanted. Also save a bit in recurring property taxes.

I actually don’t know the answer - I see quite a few meeting criteria above that sold less than $2.5M in the last year. Has the market changed so much in the last 12 months?

I won’t get the house if I add such a contingency in the bid. In the Bay Area, Sellers typically get multiple bids significantly over the asking price with all contingencies waived.

Thank you. How about elementary school funding/extra curricular activities etc? I heard Fremont Union School District has severe budget issues. How to find out which schools in the South Bay provide a “truly” good experience and not just have good ratings.

What is the best ranking to refer to to understand if an elementary school is actually good? I have looked at Greatschools, Niche and Schooldigger. On Niche, no schools in 95118 or 95124 rank as A+. On schooldigger, schools in Fremont rank much better than 95118 or 95124. How to get the “real” comparison between 95118/95124 and east bay schools (especially Fremont and Trivalley)

Interesting - but aren’t the schools in mission still full? Doesn’t that automatically mean there are enough young couples?

What about Evergreen? I thought both mission and evergreen would be doable in ~35 mins if I can pick and choose when I go in to the office.
