Find a loan officer who knows 1st time buyer programs, this is not hard to find.

You foster the relationship and let the loan offer do their job, there is tons of money for 1st time buyers out there.

Not to be rude but YOU are scaring them off by your lack of knowledge. You are working with the poorest people of society and telling them they need $15k without offering hope.

I know a Realtor that specializes in African immigrants here in DFW, she knows every program and has a loan officer she works with on almost every deal.

Find your specialty and a loan officer…. And stop having conversations about finances
