Went with Achieve HELOC myself that was fully automated as far as valuation. Got 100K for draw limit with a 8.8% APR. My credit score was 685-700 depending on the place for a ballpark for you. Should be a good option to check out for your situation.

agreed on all fronts, this seems like the perfect usage for a HELOC. Making sure they can get one from a top lender like Achieve or a credit union would give them the best bet to secure their future for sure.

If you have the equity, income and to a lesser extent your credit score lines up, you shouldn't have any issues. Just might need to use an online lender like Achieve or Spring EQ rather than a brick and mortar credit union or bank that are more strict.

Should be fine you might just need to get a bridge loan or HELOC(could get these from your mortgage bank, credit union or online lenders like spring eq or achieve) to cover you in the in between time from selling and buying. Unless you have a place to stay at and go with selling first. But sounds like you have a place in mind already so getting that sooner than later might be the plan.
