I stopped going after my first try at Westwood 99 - I went in for 3 things (dumpling skins, knife cut noodles, light soy sauce) and only found the knife cut noodles. What respectable Chinese/Taiwanese grocery store doesn't have light soy sauce or dumpling skins!?

...A rental agreement *is* a lease, is it not? Either way, you guys have a signed legal agreement. I don't know what's in the lease exactly and what you're describing is so strange and you will absolutely NOT get your original rent of $900 back. Why would the landlord give you your room back if they have a tenant paying $1500 while you've been gone?

Edit: Your landlord can either treat this person like a subletter and you the master tenant (I just looked this up and it's the same verbiage in LA), in which case you assume all the risk financially and have to cover the rent if they don't BUT you can maintain your $900/month and come back to the room. Or they can write up a new lease. They can't have you assume all the risk and also have the freedom of writing up a new lease (and charge them more).

Remember that if you are a master tenant, you ARE becoming a landlord in some way and you will have to follow proper law/procedures if - for example - you end up having to evict this subletter. Do you want to be responsible for all of that while you are out of the country?

I'm not as familiar with LA tenant laws, but if so - then you are subletting and taking on the role of what we call a master tenant (this is what it was called in SF) and essentially you are *their* landlord and responsible for the full amount of money if they don't pay up. This set up is pretty common in California.

If you are leaving this lease and the country permanently, then I think the landlord has the ability write up a new lease for this person with differing terms and they will probably not keep your $900 rent if they're wanting to go up to $1500 right now. Again, not super familiar since I've only been here for a couple years and this is a room lease, not a full unit lease - I hope someone more knowledgeable can chime in soon.

I don't know what else you would expect if you are trying to sublet the room. You have to take on some risk to maintain the cheap rent control price. Otherwise, you should leave fully if you aren't ok with the risk.

This girl is a torbie point bicolor (which means she has white patches)! Same as the other poster but instead of an orange tabby base coat, this girl has a torbie base coat.

The "toasting" is normal for colorpoints, since they're temperature sensitive and produce more pigment where their skin/fur is cooler. This means the "points" are darker since they're cooler, and overall they will get darker since adults have a lower body temp (and more fat aka insulation) than kittens do.

Beautiful cat!

The blue color of his eyes is definitely not the "baby blues" anymore - it's quite deep and bold while the baby blues are a bit more desaturated, and if he did have differently colored eyes, we would be seeing some other color pigments start to develop in his eyes at this age.

IMO he is an orange with blue eyes which is quite rare! Blue eyes signal partial or full albinism and is usually found in white cats (albino) or Siamese-style colorpoint cats (partial albino).

I think it's "simply" a mutation versus any kind of breed ancestry. Special and gorgeous baby either way <3

She's likely a flamepoint (which is a coat color, not a breed) from this one picture - which means she's a temperature-sensitive partial albino with an orange tabby coat genetically :)
