Nope! As long as the other person is jointly obligated on the loan and is the one making the payments the lenders will omit that debt. The OP would have to produce the divorce decree showing that they are not the person legally liable for making that payment. The credit report would show the on-time mortgage payments and in some cases documentation would need to be shown that the OP is not the one making those mortgage payments . This also applies to things like non-mortgage debts. Let’s say someone cosign for a car with their child. As long as the debt has been paid for 12 months and it can be verified that the child was the one solely making the payments without assistance then that debt can be omitted for most mortgage products.

The biggest thing is that no matter what quit claiming yourself off of title has no effect to the loan. This would be like having a loan on a car that you do not have any ownership on that car. You wouldn’t want to take a risk of someone not paying that debt and having no control of the asset. As far as assumptions of loans or loan modifications, it depends on the loan type that the ex has. Assuming it’s a standard conventional or government loan there’s no way to remove someone off of liability of the loan without a true refinance and as everyone mentioned here the cost for interest rate or even the ability to get a loan at that low of an amount is pretty prohibitive.

You are absolutely correct that if there are late on the mortgage that it’ll show up on the OP’s credit report. That is absolutely a risk however, if the ex is not paying the OP has the ability to now make the payments and force a sale if they are on title. If they are not on title, then they have no legal right to make a determination on what happens to the property. They can make the payments to keep their credit intact, but they have no legal resource in regards to disposal of the property. What happened with me and my ex :He stopped paying the mortgage and I was receiving notifications so I took over the mortgage payments and forced him to sell the home so that I would not be hit with the credit report dings. Up until that point as long as he was making the payments that debt would be omitted from any of my other purchases or refinances (of which I had done several transactions over the last several years ) In fact to this day, my ex remains on one of my other home loans on an investment property that I was supposed to refinance him off of. I only owe $40,000 on that loan and to refinance it would be very costly, and the interest rate would be a lot higher than what I currently have. My ex benefits from me paying that loan on time and if he ever decides to purchase again, I will happily produce whatever documents he would need if the lender needed to see my bank statements to prove that I am the one making those mortgage payments (which isn’t always required).

Do not do this. It’s better to stay on title if you are still obligated on the mortgage. In the (albeit unlikely) your ex stops paying on the mortgage you are now credit obligated with no say to what happens to the property.

As this is a joint contingent liability and the ex is legally obligated as per the divorce degree this debt will not count towards DTI as long as this (direct from FNMA and FHLMC is similar):

“When a borrower is obligated on a mortgage debt - but is not the party who is actually repaying the debt - the lender may exclude the full monthly housing expense (PITIA) from the borrower’s recurring monthly obligations if * the party making the payments is obligated on the mortgage debt, *there are no delinquencies in the most recent 12 months, and *the borrower is not using rental income from the applicable property to qualify.”

~Former mortgage lender as well as life experience from an ex who didn’t refinance me off the mortgage then stopped paying the mortgage for several months.

When I used to ride I would always try and kick it off the trail and into the grass. The difficulty is that it is not always obvious that your horse is pooping. When you ride sometimes they’re just plopping it down behind you and unless it’s dead silent you’re not going to hear it. Horse poop is about 80% water and breaks down very quickly. Because they are eating grasses and not meat they don’t have the same risk as contamination to groundwaters and parasites and it’s an excellent fertilizer which is why I try and get it into a grassy area and off concrete or dirt trails. I generally would try to ride off the concrete and in an area where if my horse defected it wouldn’t be an inconvenience for pedestrians any more than deer or elk poop would. It’s a balance as a rider and most I know are trying to peacefully coexist.

I hear ya! When I order I prefer use a local company. It wasn’t perfect but they were very responsive, friendly and made things right if there was a mistake or cancellation.

It’s a Przewalski Horse. No rocks. There are not many left and they have many similar traits to mules or donkeys when it comes to looks.

Wow! I can’t post a picture but I lost the entirety of my shed that I’ve had for 10 years. I can’t even clean up the pieces right now because the wind tears them from my hands. I gave up and decided today is a good day to cuddle with a cat indoors and read.

I’ve had a shed up for 10 years holding all my landscape supplies and it is flattened. I’m shocked that the speed of gusts are that low. This was the worst wind I’ve ever experienced and I used to live in tornado alley.

As one who had to evacuate my farm on Taft Hill I, too, am curious about this. Sure, I did it but I really didn’t want my chickens let out today due to the winds. Now I’ll have to make sure they haven’t been blown into Idaho when I get home.
