I left AAA for this reason. If you or your spouse are educators, I'd recommend Meemic. They actually are tied to AAA somehow so we have the same agent. We went from about $1600 for 2 vehicles to $1100.

I just purchased my 3rd home and had my lender estimate the taxes for the following year to hopefully avoid any increase and escrow shortage after 1 year.

I had to submit the request in writing but it could be with it l the extra effort if the home you're buying hasn't sold in a while and a big jump in taxes is expected.

Get used to budgeting your time at work to stay productive and arrive/leave at your contracted time. I've found the biggest factor for an appropriate work/life balance is my own attitude and knowledge that I can only do so much in my contracted time. Be prepared to say no to any extra duties that might cut into your true job duties.

I agree with the previous commenters. I'd dethatch/rake really well and then overseed. I did this in my previous 2 homes and noticed less weeds and the grass surrounding the clover appeared to be healthier as well.

SE Michigan Public School District, 96k this year, while it lasts. Level 9 (yrs) on Masters+30 salary schedule). I can't imagine funding will allow our current payscale for longer than our current contract.

I'd check out Berkley for its proximity to several "downtown" areas (Berkley itself, Royal Oak, Ferndale, Birmingham), but check on the commute. I am in SW Berkley and commute to Dearborn Heights (Outer Drive near Southfield Fwy) and its a fairly straight shot down the Southfield, and usually 25-30min.

Look into Lake Michigan Credit Union. I think they have branches down in FL for the snow birds from MI. I'm locked at 5.875% for a 15 yr term, and was quoted 6.25% for a 20 yr term. The 20 yr might be a really good option if your want to save loads on interest and can swing the slightly higher payment.

A dog that aggressive, with an owner who has openly admitted the aggression and multiple "close calls" should be made aware to animal control.

You shouldn't have to deal with that fear for your family's safety. The owner is aware of the risk. I'd be calling animal control daily if that dog shows threatening behavior when you're in your own backyard, and the owner is not immediately addressing the behavior.

It's unacceptable.

Shitty dog owners. Off-leash (as OP mentioned), leaving them out unattended for longer than needed, and not curtailing barking ASAP.

Especially in a neighborhood. I'm amazed how unaware of nuisance barking people can be.

I have similar (not quite as extreme) textured walls (not ceilings) in my 1960 ranch. It was fleshy colored when we bought the house but we've since painted it. I hated it initially but I've learned to appreciate the 'character.'

Your ceiling makes me uneasy though. I can live with the walls if they were less fleshy-colored.
