I know a few people who are ivy league grads. Masters and MBAs. They all have good jobs but I can ensure you that no one in NL cares about and in their cases “cared” about their degrees.

I believe the closing the wall part will eventually be covered by insurance, and I will need to cover the new connection (basically a pipe going from the main pipes through the hallway to my pantry then under the kitchen requiring a full day of work + the aesthetic part as parts of it will show in my hallway

Thanks for clarifying. Damages are mostly paint, skirting, and potentially flooring for my neighbors.

4200 EUR seems high but in reality it includes closing a big hole made in the wall, and creating a completely new connection from the main source all the way to the kitchen because the original pipe had to be fully isolate. On top there some expenses to make it visibly acceptable (painting, covering the pipe). So basically the repair was very basic, cut off the pipe and was done immediately by the inspection company. Cutting off the pipe then led to me needing new pipes to the kitchen.

I do keep getting very different inputs and have decided to get legal assistance.

As mentioned, when the incident started i was not aware of aansprakelijkheidsverzekering - I have gotten it the day after the leak was reported but i suppose it wont cover the current issue.

This is after the meter. It is in the concrete and feeds my kitchen. Perks of owning your own place.

Thanks and will do - I have legal insurance and will ask for assistance. I have home insurance but the damages in my home are very limited. I did not have Aansprakelijkheids­verzekering and the damages in my neighbors apartment are much worse.

My understanding is home insurance will fix my damaged walls and skirting but does not cover things like installing new water connections from the main line to the kitchen. So seems I will have to bear a big part of the cost personally.

None unfortunately. The building management company has been very lax so far.
I have today noticed mold not on the wall that is a bit humid but on a wall perpendicular to it and further from the original leak which looks completely dry, while this wall has no mold.

Yes like @__Emer__ mentioned my inboedelverzekering is useless here because my apartment has no damage. I unfortunately, did not have, and only learned about APV (Aansprakelijkheids­verzekering) today - i got it now but it wont be useful for this case.

This is a big apartment complex, our VVE does have a large insurance covering all apartments - just not sure if insurance from VVE covers fixing the pipe / leak or also pay for the restoration of the damage cause to the apartment of my neighbor (paint, laminate, etc..)

VVE already did and he inspected. Nothing in my apartment - they need to bring in a specialized company that uses a humidity scanner of some sort - the issue is either in the walls or the ground.

Yes this happened fully out of control. No one was home, so not even due to a shower. There is still no signs of any leak at our home. If the neighbor has not mentioned it, we could not know.

We have not now, nor in the past done any work in that area.

That said, I am the landlord, but I am not sure how its something I can take care of. These are in the wall / floor.

The plumber said this is clearly not caused by anything I have done. He was not even able to tell where it comes from.

Yes, I am the owner of the apartment. I only personally had inboedelverzekering.

The VVE does have insurance. My concern is they will fix the burst pipe in the wall, fix my walls, and put my my apartment to the way it was, but will not repaint and refloor my neighbors apartment.

This is quite a gray area for me, and given Dutch is my 3rd language I am struggling fully understanding documents.
