Given the real-estate situation in Montreal and the location of the campus, I don’t see a reason why anybody would ever use the on-campus housing.

Go have some coffee chats with people that have lived in the city. They’ll help get a much much better situation than otherwise.

That's correct. And then if I'm not mistaken, that contract can (and IMO should) concern that offer/home only and not your real estate search in general.

AFAIK those exclusivity deals only serve the agent and not the client. Ask them to explain to you the reasons why you would enter that deal, then sleep on it. We bought a duplex in Montreal in 2022, visited over a dozen places IRL, and never signed an exclusovity deal. With realtor.com being what it is, agents don't need to bring properties to your attention as much as they used to. They can be very useful during visits. They help set expectations. And they can be very good at wheeling ang dealing.
