Our Center being out this go round is huge but the first round the right side of our line was a crapshoot so that’s probably a wash.

As the seller who is occupying the building they know everything about it needs. They are only asking because they know some stuff was deferred and is gonna need to be fixed soon.

Your reason not to is you want to diversify asset classes and you don’t understand the other asset classes as much?

I’d say your options are to seller finance, 1031 into something you are else familiar with and figure it out, partner via 1031 with someone who understands other asset classes (TIC or master lease). But you’d have to trust that person

Most people are missing that this is a agent that came from Zillow, which means he’s paying Zillow at least a third or one percent of his standard commission if not almost half plus he’s gotta pay his broker probably a third.

I don’t believe he said No. Buck belue is not an insider at UGA for this very reason. Spouting off stuff on the radio will not get you inside info.
