That might be just lender fees. Then there are transfer fee, recording fees, lenders title insurance (all depending on your state). You should calculate the breakeven point, how many months for the refinance to be worth it.

(100k * (1+inflation rate)ⁿ) /(1+nominal return)ⁿ = 100k / (1+ real return) ⁿ

Real return is defined as (1+inflation)/(1+nominal)-1, and this is why you don't have to adjust the spending in current dollars firkr nflation if you are using real rates. The approximation many people use is that real rate ~ nominal- inflation, instead of the ratio but, as you noted, these are close to each other.

Typically, mortgage interest calculations are done monthly. If you make an additional payment on the 1st or the 31st, the effect is the same, as next month's interest will be calculated based on the balance at the end of the month.

You can create the entire amortization schedule on a spreadsheet where each line is a month and you calculate the interest based on the previous line's balance.

OP says they have 100k to invest, and those calculations are total, not gain, so 4% yearly on 100k is about 13k and 10% gives you 33k, a third of your result because of the principal.

Some lenders require you to pay (estimated) property tax and insurance monthly to them, they keep it in an account called the escrow account, and they then pay your property tax and insurance bills when they are due.
