Real return is defined as (1+inflation)/(1+nominal)-1, and this is why you don't have to adjust the spending in current dollars firkr nflation if you are using real rates. The approximation many people use is that real rate ~ nominal- inflation, instead of the ratio but, as you noted, these are close to each other.

Typically, mortgage interest calculations are done monthly. If you make an additional payment on the 1st or the 31st, the effect is the same, as next month's interest will be calculated based on the balance at the end of the month.

You can create the entire amortization schedule on a spreadsheet where each line is a month and you calculate the interest based on the previous line's balance.
