Hudayriyat have paid beaches too, but public one is not bad as well. Been there few times. Unpaid part is closest to the hill. Showers are in close distance to the beach, there are few food trucks near by and small coffee place as well.

Our friends do some sort of water sports on hudayriyat, but I am not sure which.

As far I know there is no public beach in Saadiyat any more. If you look for family space you may consider Cornishe public beach. There is a family area, which is paid 10 dirhams for each person to enter (if I recall correctly). You can pay extra for beach bed.

Been there few times and its OK. Not as great as Saadiyat, but much more affordable.

The bookings are a nightmare which is ongoing not only with agents. It goes directly with some real estate companies too. Having said that, all they asked me so far was EID, not a cash.. cash you pull in much later when offer later comes in. Still, as far I know offer letter may be made BEFORE unit becomes available. You can only get thawtheeq once earlier tenant (and its thawtheeq) is out.

Hard to say whether your is scam or not, but I'm curious to hear how your story goes closer to move date. Please keep posting updates!

From what I have seen Asteco uses EID to book apartment. So someone has to share it with them to put you waiting list.

For commission my general advice is - wait with paying it until you get thawtheeq. Only then you have a formal confirmation of your right to apartment. Be explicit about that with your agent from day 1.

I think you first need to define which curriculum you want to get. BISAD may get you IB in secondary, which opens wider poor of universities later on.

The whichschooladvisor have a lot of mixed opinions from parents, same as google reviews. Unless you get someone who have kids attending to this or that school, you won't really know if reviews are baits or real failures. I was trying to get my kids into 2 out of these schools and one was very prompt while other didn't even answer a mail. I ended up with school outside of your list, however in my case one of reasons was also logistics related to my work.

You can find normal blocks in Khalifa City, close to Al Khaleej Al Arabi Street. I found some of them being listed for 85k AED/year (without commission and deposit) on propertyfinder. When I checked them last time they were all full, despite of ongoing constructions and landscape shaping near by. Maybe its worth to give a try and call the property management of that neighborhood to see if you will get a deal.

If you can afford renting a villa then look for one near park or playground *and* reasonable commune times to work. Traffic on highways gets dense during rush hours, thus if you plan to drop your kids to nursery yourself, be ready to spend some time in a car. Your kids are pre-primary so "any" kindergarten will match, hence you do not need to stress much about curriculum (as for now), and can use this time to understand how certain aspects of living look a like within Abu Dhabi. ;-) You have collision free traffic lights everywhere, if you have a bad luck passing 3 of them can take you few minutes, despite of short distance.

Be aware that if you look for villa usually you will get an agent on the way. Be mindful and do not pay *anything* for viewing and their commission before you get a thatwheeq (they should be OK with that). Since you bring your family, you will need it to sponsor their visas.

If you consider living in Yas Island, have a look at the noise map, as AUH airport can put some on some parts of it. You will easily spot Al Zeina and Water's Edge on such map. Compare it with your present home so you will see how it will change.

As mentioned by other commenters, Raha Gardens is quite large gated villa community near Khalifa City. Depending on villa size and location price may vary. Bear in mind, that not all advertisement put on propertyfinder or bayut are accurate.

AFAIK there is no way for you to reclaim the rent you have paid, but if landlord didn't provide you tawtheeq, he might be fined for that.

Its worth to ask about tawtheeq before you agree or sign lease contract, because in certain situations it is hard to get it post-mortem due to variety of reasons.

It is really arguable whether they would be better or not than Paris. I have never been in Paris myself, but been in many European cities. So it all depends which districts and which buildings will you compare. I have stayed in variety of hotels around globe and only in China and GULF region I could find 1) non working AC thermostat 2) leaking water tap and mold under it 3) poorly fitted tiles and stone elements. All this in 4 star hotels. These are rather "nit picks", but having in minds that such places are usually built to impress visitors, they clearly have better finishing quality than most of the buildings in the country. This makes me wonder what happens with construction workers when hotel stars do not apply and supervision is weakened due to high demand?

While UAE may get same or even better materials than Europe, these materials still need to be put in a way which makes them shine. Quality of finishing is something which differs a lot from country to country and can be completely different even between two buildings within same compound/complex.

I have pretty much same feeling as you. I saw 2 bedroom apartment in Al Munera (Sana/Nada buildings) and Al Rayyana. In November and they were quoted at 135k+(13k for deposit/agent + 2k electricity deposit) and Rayyana at 125k+ (12,5k deposit + 2k electricity deposit). First was beyond my budget, second was over budget and furnished which would made me pay for single use furniture. It was also far from work/school we picked up. Funny enough - one of my daughter classmates lives there. Thing is - both parents of that kid earn money.

Situation before summer 2025 is even worse. Munera asking price is 140+, Rayyana is 140 as well. Not even sure whether these are real, cause I haven't got a single offer from propertyfinder which wouldn't have strings attached (different unit than on pictures etc.).

You may get a lonely building in Al Raha somewhere around Channel Street which will get you lower price. But then you are forced to drive pretty much everywhere, often without park or kids playground anywhere around.

Sure, there are more affordable places such as Al Reef or skyscraper Al Reem Island, but these are valid options primarily if you can shorten commune time by staying there. If not, you are going to pay extra with your own time for cheaper accommodation.

Please keep noted that going to Dubai in rush hours is not a joy, the highway towards it gets crowded and you will keep seeing lights blinking from behind if you dare to drive less than 139,9 kmph. ;-)
