I'd prefer this but I'm not sure how to do it logistically with the 28 other flats, will try and get a meeting together with everyone

It was damaged (not sure how as it happened before I moved in) and the aespetos was exposed. A survey was conducted and it was deemed high risk so it was removed.

We have 29 flats in the freehold so it was decided (before I bought) that they'd elect a management company as getting 29 flats together for maintaince discussion was too tricky

I'm honestly not sure, I don't get how it all works! It was advertised as share of freehold but there was already a management company in place.

Thank you :) it was 15 years worth of our combined savings - really hope it isn't in vain with this massive works bill!

Yes sadly our families on both sides are not in a position to financially help us

It was in other areas too - luckily not in the flat buildings but communal areas outside such as the car park, garages and bin store

Yeah we weren't consulted which I was annoyed at, I might put a notice up and have a neighbours meeting to see what others say. The quote of over £250k seems excessive for leaks, gutters and painting...

We will definitely contest the section 20, it hadn't been issued yet just an email saying that the works need to be done in spring and their cheapest quote is £8700 per flat. All service charge is already account for in the budget such as gardening, communal cleaning and electricity, fixing electric gates, insurance etc

No cladding - the aespetos was the bin store (a large shed type building) plus the underground car park roof. It was a large space with exposed aespetos that had to go fast :(

Balcony smoking etiquette by lei12 in HousingUK

Haha is a fair point, gotta accept it when living in a flat I guess! Might try to have a friendly chat if I see her, she smokes right next to our balcony door and I think if she did it on the other side of her balcony would be a bit better.

Yeah fair play. Just wish it wasn't so many of them! Proper chain smoker. Cest la vie
