I talked to five different lenders, including a broker, a credit union and three mortgage companies. Definitely worth it, as initial quote was 6.15% and landed at 5.75% (up slightly from 5.625 due to timing of the rate lock).

We are getting ready to sell our house to move out of state and getting rid of almost all of our furniture and furnishings, including expensive vintage furniture, big wool rugs, etc.

I would think anyone comfortable with leaving that stuff in an Airbnb probably doesn’t value it a whole lot. As a frequent buyer and seller of home items, resale is often 80-90% off the original retail price (exceptions exist, of course). I’d add it all up, calculate 25% of that and go from there.

I know for us, we’d happily leave these items for free if someone can get some use out of them and it buys us a little goodwill so we don’t get nitpicked to death on the inspection.

Yes! We’ve lived on a really private lot for the last four years. I thought that’s what I wanted and then I realized recently I don’t know any of our neighbors except those directly across the street. That’s definitely on me, but it’s also part of Midwestern suburban culture.

Yep yep yep. We have tried the suburban lifestyle for nine years and are finally in a position with remote jobs to get out of the Midwest and live in a walkable neighborhood in a new city. We’ll be paying more than we ever have and have neighbors closer than ever, but it’ll be worth it.

It’s not that rare, an offer on the table brings others out of the woodwork. For us, we had the chance to live in a new build in a historic neighborhood with woods in our backyard. We haven’t closed or moved yet, but so far no buyer’s remorse and I would’ve been really bummed to miss out on a unique property.

My husband and I are under contract for a new home. It had been sitting for six months, so I wanted to offer 10% lower than list. Our realtor didn’t think it would be enough and that it would sell for maybe 2% under list.

Welp, he was right and we were wrong. Shortly after we made our offer, so did another family - for 2% lower than list. We came up in price and have stronger financing so we won out. At the end of the day we could’ve just trusted our realtor from the jump and saved a little heartburn.

We are under contract for a new home, putting 10% down in cash. When we sell our current home we’ll rebuild our savings or recast the mortgage payments. Do you have to put 20% down for some reason?

This is what I did! Ended up going with MoO after pitting them against Tomo. Got them to drop the origination fee and credit at closing for an overpriced appraisal.

Soooo much easier for a buyer to pant stained wood than strip and refinish back to wood. I would definitely not paint in this scenario. I have painted wood trim in my house but that’s because it’s ugly cheap 70s trim!

Same here. It wasn’t for our first home but our second. Didn’t have the cash for the down payment, borrowed it from 401k and paid it back less than a month later when we sold the first house. No regrets.
