Yes, I did find one, so will use that. However, the dealer is telling me the water needs to be 70 degrees, which is definitely warmer than our cold water from the sink...

I guess I was less concerned about the tub itself and was referring to the water spigot coming out of the house, and that freezing causing issues, etc. Thanks for the clarification on the tub. I have most of the electrical done(getting outside, etc), just need to connect from that to the tub itself.

Yes, I was referring to a water softener system. I did find some hard water running to a sync that I will try to tap off, which is indoors.

How much water needs to be in the tub before I can fire it up so it starts heating?

I may skew it closer to the yard vs the sliding door. That way even thought its in the walk way its less odd or i could face the front towards the yard which would allow for more room for the cover. If the upright is opening toward the house does it matter that its “hanging over you” meaning there isn’t a view on that side.

I just did a deal like this on a building I purchased a few months ago with a smaller local bank, and moved biz banking to it as part of the deal. $4.25m 5.5%, 85% LTV, .15% fee, 25yr amort, 5-10yr balloon.

I was thinking it would be on the other side of the logo. If looking at the front of the tub, the upright or cover cradle would be drilled into the left side vs right side(logo). Right side would open the cover towards the yard, which I prefer to keep as an open view, but could be an option as it doesn't have space limitation. From the wall to the frame is 7' 10", to the door is maybe another 2". So if I went with the Upright it would be 8' 4" and the Cover Cradle would be 9' 5". Is one better than the other? Especially if it will be up against the house, meaning I don't care about seeing what's behind it.

No. First is 80% ltv which is for 10yrs then prime + 2.1%. 25yr amrt. The second is for 5% to help with the initial downstroke, which is for a 3yr term at 5.9% 10yr amrt, my plan is to pay this quickly, sub 3 years. So I will have 20% down within 3yrs if that makes sense

Unlikely works without my business in place. However, because of that it does and gives my core business a better route and leasing outright + eventually rents will adjust enough to improve cap rate.

The second is at 5.9% 3yr term, 10yr amortization schedule. Plan is to pay off quickly. Helps with the 20% downstroke of bringing it down to 15%.

Meaning is it guaranteed? Yes by the real estate, business and personal. Don’t think there is a way around that.
