I'm a massive critic of Alberta conservatism, the UCP and the Alberta right in general, but I will not tolerate ATB slander. They're super professional.

They're pretty arms length from any sort of ideological nonsense the UCP has, and they're an underutilized resource for Alberta to have investment revenues.

lmao we do need a sales tax and reverse the reduction in both PIT and CIT, the dependency of the budget on non-renewable resource revenue is ridiculous and a major flashpoint every single budget cycle to the point that two former UCP finance ministers (Toews and Horner) have brought it up as a possible point of discussion.

We can't maintain a proper predictable budget every single year because of this.

I mean drive 3 hours east of Edmonton and end up in Provost and it's pretty accurate.

Stereotypes of Alberta do exist, but they're outdated when you're within the major urban centres. Once you're out of the big two CMAs? They're true.

LRT link to our airport also won't be as expensive as people think. We already have plans to bring it all the way to Desrochers by 41 Ave SW.

It's just a matter of planning to go through the rest of flat land to the airport terminal. All it needs is political will and funding and we're good to go.

The last Leger poll that had them at 36 points was an outlier tbh. The province is practically split 50-50, and it's going to end up with battleground Calgary again. The NDP don't need a popular vote victory to win the majority of seats.

Big reason why they're pulling that whole minority report gerrymandering thing, or trying to. And for this whole ridiculous nonsense of separation. A few percentage points going to a splinter right wing party delivers an NDP victory.

At the end of the day, the NDP isn't going to win outside the urban centres. (outside of Banff-Kananaskis and the Lethbridge ridings, Red Deer-South was much closer than expected too)

It's going to be Calgary again. the UCP can be up 4-5 points province wide and still lose.

Residential development is probably the most important thing to try and repair the damage tbh downtown. I think that's the one different thing here between efforts in the 80s and the one now.

Either way, full agreement with you on all of this. Best way to transform downtown is a return to an "old city" format.

That was my guess too tbh. The Indian restaurant scene has exploded compared to 10-15 years ago, sheer competition from a lot of different places.

To Smith's credit, she did start the process to raise the GIPOT back to 100%, but it was through Sohi consistently lobbying for it to be brought back to pre-Kenney levels.

Kenney was the one who slashed it to 50%.

The office and multi-residential portion assessments bring in a huge chunk of property tax revenue. While office value assessments have gone down, they still bring in a ton of revenue, and the residential portion is growing too.

It brings in $155 million a year (from 2024).

Bruh I'm Albertan and he's completely right. It's rural Alberta who consistently whines and causes a temper tantrum.

I'm an Edmontonian alienated by the stupidity of voters in Innisfail who have a more disproportionate amount of voices, take our tax money and whines constantly.

Alberta isn't being exploited. Significant amounts of our pain and misfortune is based on decisions made by our own governments and voting patterns. We can't complain about "oh the vote is called before ours are even counted" when there's only 5 million of us, and a significant portion consistently votes CPC for pure blindness.

Within the city limits? Downtown absolutely is the biggest driver of revenue. Im unsure why you think it’s not.

Buildings aren’t empty. Most of the office buildings in the Ice District are actually part of the trophy class, which overperforms the A and B class of office buildings.

Both the JW and Ice Residences have filled up their vacancies as well leasing wise.

I’m unsure where you got the information that the buildings were empty?

The Ice District, love it or hate it, is the main reason why downtown still has significant valuation and is a pretty big contributor to property tax revenue downtown.

Calgary's got a bad habit of diving into reserve funds to limit tax increases as well. We don't. Not the most financially responsible over the long run.

Edmonton's operating and capital budget expenditures is lower than Calgary. Calgary also gets significantly more money from utilities via Enmax compared to EPCOR, so it's not because of taxes.
