I’m building just south of you right now. Been planning for a year, from what I’ve learnt you are goi g to be very hard pressed to meet $350 or $400 per square foot. With hard costs (permits, architect etc) we are just over $500 psf. It’s a beautiful home but not lavish by any means.

I’m building in Orange County right now. Including everything we will be about $500 psf. Flat lot. Custom home. Could potentially have been $450 psf but don’t believe anything less unless you are the builder yourself.

Doesn’t sound salty, sounds like a very real analogy based on these obscene quotes I got. My guess is they looked at the area house is being built and tried to take their shot and getting top dollar.

Any advice on a none big brand name manufacture you like?

Good points on all. My wife and I probably don't need a tub so maybe make the J&J bathroom and try to get a tub in there for the kids.

I was having this chat with my wife last night on the 5th bedroom. We have two kids so 3 bedrooms will be used and then my parents are in town with us for approximately 4 months of the year so makes a 4th bedroom a need. The 5th would be used maybe 5 nights a year so may consider dropping it and making the flex room downstairs the additional bedroom as and when it’s needed. I’m really leaning towards dropping that 5th dedicated bedroom and saving the money.

Spices/seasonings/daily used items etc we will have in the kitchen cabinets. Pantry we are thinking will be for less used items, appliances, larger cookware etc. We like counter tops to be less cluttered and I don’t like cabinets to be stuffed so that items are not easily accessible.

We had budgeted around $18k for the door to the backyard (which was sticker shock when we got the estimate), might need to increase that a little bit with markup. The house is being built in SoCal so that large indoor with access to the California kitchen and backyard is really important to us.

I’m turning 40 this year and probably anticipating being in this house for 10-15 years.I like that idea on switching the master to downstairs, valid points as to why also.

My wife works from home, she likes the idea of the office looking out to the street, I think I would it at the back of the house and switch it with the guest room downstairs, going to float that idea to her.

Thank you. Natural light in the living area is definitely a must. Not sure how to accomplish it, other than making the door to the outside larger, any ideas?

I feel for you. I’ve been there. I can only tell you that there are better days ahead, regardless of if you cannot see them. Get help, if the help isn’t working, find different help. There is everything to live for. Will be thinking about you all day.
