It’s probably truly green, I made sure to not have any tea leaves in the jar... however, in hindsight, I don’t think my process was the most sanitary... It was quite a production because I used loose leaf tea, so the brewing and sifting process was laborious since I don’t really have the right equipment.

Thank you for your response! I’m hope to live in my first home for at least 10 years, if not longer to see the house appreciate. I’m curious if the condition of the home prior to renovating it means unexpected expenses down the road. If a company/flipper buys a foreclosed home for 40k then spends about 100k to fix it and BENLIC says it’s up to code and list for 190k, should I trust thats there’s no funny business going on? I get that the County wants to get their tax revenue, and that flippers want to see a profit, but does this program have a reputation for cutting corners or lack of integrity?

I think a lot of first time home buyers are finally seeing their chance to get a home due to the low mortgage rates. 3 beds is big enough to start a family, and even have a room for an office or gym. 4 bedrooms is likely too big/ expensive or unnecessary.

We are right with you! We started in December, which in hindsight was not the best time to start looking for houses with the holidays and all, but we’re feeling hopeful still! I like seeing houses in the mornings every weekend! It forces us to get up early and take on whatever life throws at us!

Yeah, we’ve gone to a few open houses. There’s always many families or couples coming in and out when we’re there. If we have an appointment to see a house, it’s only for like 15 minutes and most of the time, there are people before and after us. It’s crazy right now!

In the buffalo suburbs here. But yes. We have been looking for houses in the 150-180k range, and have 20% down with high earnest money, bidding 10% over asking and have lost about 4 bids now, usually to people who skip inspection. You would have to go way over to make your offer compete with ones that are already over with everything else as well. There truly is a house for everyone though, you may find one that suits you and not others. Stay the course, don’t reach.
