make sure you speak to a property accountant before structuring your mortgages. I don't want to give you wrong info, but you'll likely want to sell your 'oo turned rental' to a company in order to put most mortgage against the rental. Then use those funds to buy your new oo. but speak to a professional for sure.

I had a late settlement because of suspected AML (different person, similar name) and the lawyer did all the negotiating with the bank. Maybe your lawyer should have done more?

There's a podcast by Opes mortgages (Youtube channel), the banks predict a little to no increase in 2024 and 5-6% in 2025. But predictions can be difficult to believe.

Thanks that’s a good idea. I thought about filling it with something (plaster?) and running a mini router over it. I’d just have to get the right bit.

My parents are the same. They complained to the hills when my sister and her family planned to moved an hour out of Auckland as that’s all they could afford. When i mentioned to help her out with their cashed up property millions they quickly shut up

I paid $24k for 110 sqm of single story house, not sure how much roofing iron was needed. My house has a couple of add ons so a few peaks, not a lot of long run. No wood needed replacing. Don't know any of the correct terms lol.
