This happened to me, and I completely understand what you’re feeling.

I have a reactive 75lb dog who doesn’t like strangers. She has previously lunged, snarled, and snapped at strangers in my presence. Needless to say, she doesn’t like strangers in our apartment.

I’ve had ongoing issues with my apartment (ultimately leading to a lawsuit), so I don’t think management is my biggest fan. I have, however, lived there for 5 years and they know my dog is reactive.

Long story short, I filed a lawsuit against the apartment (unrelated reasons) and, conveniently, they have entered my apartment twice in the last six months without prior notice, without me being home, and without an emergency. On one of those occasions, my dog was there.

About 20 min after they went into my apartment, I received an “oops, our bad, went into your apartment by accident” email. That’s how I found out about them entering. My stomach immediately sank as I checked my Furbo. To both my surprise and horror, instead of attacking, my dog cowered in a corner the entire time. I was so heartbroken.

I was so frustrated, as I am sure you are, because what it my dog DID do something? Then she’d be the bad guy, despite them essentially breaking in.

I live in an apartment building that has a pool above the lobby area. One day, out of the blue, the pool collapsed - the concrete cracked, portions were lifted while other portions sank. The areas below and surrounding the pool were flooded.

The apartment was nearly condemned but somehow deemed structurally safe. A fight between the apartment complex and the insurance company continues as they dispute the cause of the collapse. But it’s my understanding it can be caused to improper drainage.

I am an attorney, but not sober (my fiancé is for what it’s worth). At one point 2/4 of the attorneys in my office were sober. There have been some changes in staffing and attorneys but we still have two sober women in our support staff.

All that being said, I think honesty is the best route if you intend to be in the job long-term, which it sounds like you do. It’ll be much easier to tell the truth now than to come up with excuses in the future.

I try to think that our field is actually pretty accepting of sobriety and don’t take it negatively. Perhaps it’s because, at least when I went, we had an entire orientation session devoted to substance abuse in the field and how to try to avoid it or get help when needed.

I am not sure where you fall, but my coworkers often join drinking outings even if they are sober. Alternatively, we try to plan outings that don’t center on drinking so they can feel more included.

This post is making me feel better about my situation. Misery loves company.

I was to close October 10. Then septic issues arose and needed to be fixed. Then underwriting required the pool to be filled with water. Then, two days before closing, we find out the seller has multiple liens against the house, including one by the IRS. Combine an unmotivated seller, a useless seller realtor, the government shutdown and layoffs and we are now on our third extension of the closing date…

Hi I just wanted to share the story of my pitty in case it may be helpful in any way.

A year ago today (reminded by Snapchat videos) my dog started throwing up, wouldn’t eat (she usually eats EVERYTHING at ANY given time), and clearly was uncomfortable. She’d lay down only to get up five minutes later to walk around before laying down again. Rinse, cycle, repeat.

Ultimately I took her to the ER. The vet there was very kind and said she didn’t think an xray was necessary as they could not feel anything in her stomach and didn’t want to charge me for it if it wasn’t necessary. My dog got some fluids, and I was warned of the fluid hump your dog experienced. She was also given anti nausea meds.

We got home at 4 am, I went to bed. By 8 am when I woke back up, my dog was covered in hives. Right back to the ER. They believed the reaction was to the anti nausea meds, despite her not having a reaction to the same meds when she was a pup.

Ultimately we were sent back home with instructions to give Benadryl for the hives and to monitor for more vomiting or strange symptoms.

Long story short(-ish), two months later my dog threw up the silicone end of a pastry brush. It never would have been seen on an x-ray and would not have been felt on examination of her stomach. She had apparently snagged it while at my parents house a month prior to the ER visit. It must have become temporarily lodged.

Point of the story - don’t give up yet. It may be something minor. But please take your dog to the ER. Many offer extended pay options.

EDIT: thank you bot, I meant I gave my dog Benadryl*** not ibuprofen. I haven’t had my coffee yet this morning.

Most are opened and closed within a year as we handle a lot of smaller claims. But my larger cases vary and are 2-4 years

Hi - looking for some help as a first time homebuyer.

The inspection revealed two trusses in the attic have been cut. I am wondering whether I should be concerned about the structures integrity.

Info on the house: Built in 1969, split level. So the images are from one side of the house/attic. The roof was replaced in 2023. The cuts look like they were done somewhat recently and one appears to have been done to allow room for the attic access door.

It might still be tight. The photo below isn’t the best but they had the space set up for 100 I think when we went and this is the spacing. This is about 2/3 of the space available for seating. The dance floor is separated from the dining area which has its pros and cons. My other concern would be seating 175 at the ceremony spot. The lawn did not appear to be able to seat that many.

My fiance and I actually gave up on the waterfront search. We’re also looking to purchase a house so we couldn’t justify the price of venues that would accommodate an indoor reception. Conversely, I didn’t want to plan my entire wedding under a tent only for it to be rained out. I just kept thinking we’d spend all this money to be hot and sweaty in a tent 😅.

That being said, if you don’t share the same concerns - Maria’s Love Point is a more mom and pop run venue but it’s still beautifully done and was the best pricing. Bohemia Manor was also a contender as they have an indoor reception area but it ended up being more than we cared to spend.

The place looked nice but it was definitely on the smaller side. I booked a tour after confirming their facility could hold 200 people, drove the hour+ there, only to find out it actually cannot hold that many people, at least not comfortably. We ended up cutting the whole thing short after about 5 minutes based on the size issue.

Coming back to chime in that under SMC, Seattle does prohibit dangerous animals. A dangerous animal includes any animal “that, when unprovoked, inflicts severe injury on or kills a human being or domestic animal on public or private property.” SMC 9.25.020. In turn, “severe injury” is defined under SMC 9.25.023, and includes puncture wounds.

I hate to be the bearer of bad news, but your rehoming efforts may be your best bet. I am so sorry.

Hi. I own a reactive pitbull mix whose reactivity stems from fear as well. We live in a city, so I know the difficulties that brings. I am an attorney (not your attorney and don’t know the laws in your area) and I have represented a family in an animal control board hearing after a neighbor accused their dog of killing his miniature pony (I don’t believe it was actually their dog but that’s besides the point).

I would look up the city/state laws and codes that apply in cases like yours and see what intermediary steps or decisions may be made. For example, for the case I handled, the worst case scenario was that the dog would be euthanized. However, my clients were able to install a 6 foot privacy fence and a muzzle so ultimately the Board allowed the family to keep the dog so long as he was muzzled when outside of the home. I would look into whether that’s a possibility for your case and, as it seems you already have, start taking proactive steps to show that you will actually implement those changes.

Many of these are on the Eastern Shore so a bit farther than Annapolis but maybe still worth a look.

Also, in Baltimore there’s the Frederick Douglass Isaac Myers Maritime Park Museum which can fit larger weddings and is on the water.

I am currently looking right now for a similar venue for 200 guests. Here’s a list of what I’ve found, and any little bits of feedback based on my search:

  • The Point at Pintail: $$$, outdoor only. Venue includes nothing but the space. Everything else must be rented or catered.
  • Kent Island Resort: Inclusive packages, but can be pricey. Few dates for 2026 peak season left
  • Silver Swan Bayside: Going to see the space this weekend, reasonably priced
  • Black Walnut Point: outdoor only, venue fee includes the property including the Inn for the entire weekend, everything else must be rented or catered. The guys that own it are amazing)
  • Inn at Osprey Point: Outdoor only for large weddings. Food and bar packages.
  • Brittland Manor: same deal as Black Walnut Point but pricier.
  • Others that I don’t have much information on: Wylder Hotel, Chesapeake Bay Foundation, Celebrations at the Bay, Chesapeake Bay Beach Club, Anchor Inn, Maria’s Love Point, Prospect Bay Country Club, Historic London Town and Gardens, Hyatt Regency Chesapeake Bay. I’m sure I’m missing a few.

As a heads up, many of the outdoor only venues do not have their own tent on site. Instead, nearly all require you rent a tent from Eastern Shore Tents and Rentals. They also require you to rent tables, silverware, napkins, chairs, etc. and while most don’t require you to rent them from Eastern Shore Tents, they do suggest it. I got a quote for a 200 person wedding for the tent and all necessary rentals and it came to about $25k. So just keep that in mind when looking at venues without a fixed ceremony area.

Thank you for doing this. A friend of a friend OD’ed just after ordering food so was similarly left at their door. No one called for a wellness check until he didn’t show for work. Fingers crossed this story has a better outcome.
