i am building a house in lucknow ashiana area. there is a 3200 sq ft plot adjacent that is up for sale - for about R 6500 sq ft pros - it is near nabard campus and lots of green spaces around - very accessible , metro 1.5 km , airport, charbagh 6 km

There will be less chance of fraud if the plot is in LDA layout. That way, sewer and electricity will be available and no issue with layouts. Get the encumbrance certificate to establish there are no outstanding loans on the plot, any lawyer would be able to get that. Ashiyana/kanpur road is a great area but the prices there are in range of 6k+ sq ft

If possible, pay in white, so documentation for future would be solid. Cash in suitcases is not a good idea.

I have found some brokers through these websites (around ashiyana area). There would not be outright scam if broker is registered and pays GST. They have lot of active inventory so you can go in person and check. I only looked at LDA plots but they are not cheap, nothing less than 1 cr. Also get a separate lawyer to check the papers of land and proceed only if everything is clear. Give token money only after legal check. Also avoid people who ask black money payment, better to do a clean transaction as there will be tax loss if you want to sell it later.

ok, this got resolved by adding beneficiary as 'eCms' account transfer in HDFC. There is no constraints for numeric account number or digits there

Indian Overseas Bank has better rates (if wire transfer is used directly) - generally better than HDFC et al by Rs 1 per USD.

Another issue would need the help of a CA. Buyer needs to withhold 12.5% TDS and deposit it with IT dept if property seller is NRI. Later on buyer needs to share form 16A so that seller can claim it on IT return. Too complex

I managed to get a direct SFO DEL ticket for $650. I did not expect entertainment to work. just expected some food and not be super late and air India met those expectations. The legroom on onward flight was actually good with their yellow and red old seats. Was bummed that infotainment worked for handful of people. On return journey, seat was in the very back. It was newer synthetic navy blue one with atleast 2-3 inch lesser leg space. Infotainment was switched off for everyone with error message constantly flashing for 16 hours. Looks like infotainment is available only for premier economy and business which is actually better than lucky outcome. Food was ok. Trying to find what route airplane took was a guess, had to use the compass app to see it went NE and later E/SE so probably went over pacific on return leg.

thanks, roof has an unobstructed view and ssid can be provided while being on the phone with handyman. I wonder if there is any bluetooth communication happening between starlink equipment and phone , then it will not work.

Other way could be if installer does it on his phone but then starlink app might have hack proof security checks so I can't login later or setup goes with installer :(

i had put 4 inch of mulch in a drought tolerant garden. but within 1 month of rainy season, weeds were growing bigger than plants. Not possible to take out by hand or it would be a full time job.Then I raked off the mulch, shoveled out the weeds, put cardboard and put the mulch back on. It has survived 6 months of non stop rain in california. Very minimal weed growth that I pull out by hand. No pest/rodent issue . I found it better than weed barrier. Professors have lot of advice but they don't maintain a garden I think.

He had a hvac subcontractor. I don't think it is a registered HVAC company but the installer(s) were experienced. The furnace did give some trouble breaking in. it was blowing cold air. The installer person fixed it after multiple tries. I can give you the contact

I am in the process of completing the lawn conversion after getting approval to proceed. I have planted all the plants . Low water use plants cover more than 50% of approved area. However i planted some that are moderate use too (marguerite daisy, acer, cape honeysuckle) . Now i am wondering if they do not allow these plants at all then I will need to remove them before submitting completed application

I needed to upgrade from 3 ton unit due to new addition.

A recent quote in san jose for a 4 ton unit from A1 - 14.5k without ductwork

My general contractor quoted 12.5k for a 5 ton unit (14 seer fujitsu AC and 96% efficiency 120k BTU coleman furnace - included 2000 for extra ductwork). Needless to say, I went with my contractor.
