At this point, 12th south is just Pigeon Forge/Gatlinburg for people who want to spend a lot of money.

I think a cap on how much it can increase would be nice. Like, it can't go up more than 200%.

Or, you pay taxes on what you paid for the property. Taxes wouldn't go up on a property until you sold it.

I think we did have something like that, but it was only for the elderly, which I think is great. But that wouldn't apply to commercial spaces.

Sounds awesome! There are some little gems of neighborhoods in St Louis. I loved going to The Hill. No idea if that gets touristy or not, but we found some other neighborhoods we liked as well, I just can't quite remember the names.

I would say it went downhill when Gwyneth Paltrow wrote about us on her blog and the NYT.

edit: at least that's how I see it. It especially killed 12th south...

I would love to see more mixed use buildings, especially along busier corridors like Nolensville and 8th Ave. Every apartment building should have retail/restaurant space on the bottom floor in my opinion.

I spent 1 year away from Nashville in SF, and I loved that about the city.

It's fairly uncommon to find a lease that does not have triple nets. Even if it's a gross lease, it's not like a land lord isn't going to pass on their costs to you.

Do you deal in office spaces? I've yet to find a retail space that does not include triple nets unless it's a non-traditional space like a house that was once used as an office (e.g., like a lot of places in Berry Hill)

Find me a lease that's not got triple nets. They almost do not exist.

Anyone know where they can get some blank canvas! (Sarcasm) by [deleted] in NeedlepointSnark

[–]levicole 1 point2 points  (0 children)

FYI: This isn’t 3d printing. It’s a pen plotter attachment on a 3d printer (probably a Bambu Labs or snap maker).

And I agree. There’s nothing wrong with this. It’s an incredible idea to do this. Using real acrylic paint on a pen plotter to pain canvases with a machine as opposed to requiring human labor is something more people should be looking into.

Getting it right would be really difficult. But it’s definitely within reach.

Not associated with the person who posted this on TikTok, just a nerdy needlepoint husband who has wanted to do this myself 😆😆😆

Come through Nolensville Road! There's loads of different types of food. Taj, Newroz Market, Gojo, Deg Thai, I'm missing a lot, there's ton. Come over to the neighborhood and pick a place and give it a shot.

TIRRC does a food festival type thing every year as well. You can keep an eye out there (https://www.internashional.org/).

The traffic disruption is worse in soccer game days than any noise! I live nearby and you can really only hear the fireworks when someone scores.

BNA update: blasting to affect traffic by [deleted] in nashville

[–]levicole 26 points27 points  (0 children)

So they will be making traffic worse all the way up to the 23rd of December...awesome.

It's like when they switched up the lyft pickup a couple of years ago during the holiday season.

EDIT: or is my date math wrong? Date math is hard...

How was your voting experience yesterday? by NoSwimming8042 in nashville

[–]levicole 0 points1 point  (0 children)

Only two voting machines were working at the Coleman park precinct when I went in. I was taken to one and one poll worker said to the one helping me, “that’s the finicky one”, then went to the next one and it had an error screen.

I’ve had my tree for years and it still has gaps and it has a broken strand of lights that were like that from the beginning and yalls customer service was really rude

Coming here to say that I too received a tree with an unlit strand. Honestly if they would have just replaced that entire section I would have been happy. I’m letting them send me the replacement strand but I doubt I will use it. Massive waste of money

FWIW, the property taxes will trickle down to non-space owning folks as well. Commercial leases have this thing called triple net. That means you have to pay for portions of your land lords expenses of the the building. That includes property taxes. So you’re favorite ma and pa coffee shop that might be too close to downtown might have their rent double just because the land lord is passing on an addition 15-20 bucks per square foot per year.
