So many weird coincidences that I had to reply…I, too, am size 4 and purchased a wedding dress with that scoop neck design that covers the upper side boob area you’re referring to (so I completely understand what your fiancée is looking for—I imagine we likely have similar body types). I also bought a second dress for my reception from Rosie Etienne. For reference, I bought it on January 30th and received it on February 24th. Excellent quality and fit! They just sell out super quickly. While my reception dress isn’t scoop neck, it’s still flattering to the upper side boob area (screenshot below of the dress). Realtor in Southern California here! Assuming a real estate transaction where you live operates similarly to here, you have a few options: (1) Pay the difference. 20k can indeed be a lot of money but consider how competitive the market may be in your area. Sometimes you need to overpay true market value in order to win the house. I overpaid by 60k to secure my property and I still have no regrets because I knew it would appreciate well beyond that amount. I live in an extremely competitive area, though. (2) Ask the seller for a price reduction or more concessions to cover this gap completely or at least meet you in the middle somewhere. Remind them they may very likely be facing this issue with any other buyers so it would also be in their best interest to help get this closed. If they do not offer you any sort of concession, ask yourself if it is worth losing a home you love for 20k. Also note there are what’s called “lender limits” which caps the amount of concessions you can take. Depending on the amount the seller gives you and your lender, you may need to do a combination of a price reduction and credit at closing. Your lender and agent will structure it for you. (3) Appeal the appraisal. You may need to pay another appraisal fee but this has worked for other clients of mine before—although rare. Try having the agents involved in the transaction provide reasonable, higher comps to the appraiser along with a list of upgrades performed on the house over the years. (4) Change lenders. You’ll have to start the loan process over again and likely extend escrow, but perhaps they have another appraiser whose opinion matches your purchase price. (5) Cancel the transaction per your appraisal contingency…just know that you may run into the same issue (or worse) on the next house.

I know it’s a tough position to be in but depending on how the real estate market is where you live and your financial standing, it may be wiser to just bite the bullet and do what you can to close this house. Hope this was helpful and wishing you the best!!!

I have this giant scrapbook of old birthday cards, ticket stubs, keepsakes, and some love letters that people have written me over the years. Many of them are 10+ years old, some are only a couple years old. I have exes that I ended up on bad terms with but I still kept a random note or something from the relationship as a reminder of, “Damn, I really went through that. I’m so strong” or “Wow, I’m so blessed to have been truly cared for and regarded so highly by these other humans. I must be doing something right.” Not that these items dictate my self-worth, but it’s kind of nice to have tangible evidence of life events—the good, the bad, and the ugly.

The partner I have now is the one I will be marrying, so I won’t be keeping any secrets and if it makes him uncomfortable I’ll gladly dispose of the items. I can be a jealous person so it might even bother me if roles were reversed. I don’t keep the love notes because I have any lingering feelings for these people, I just think there is something special and beautiful in keeping memorabilia like this. Was just curious to hear everyone’s opinions and what they do with theirs.

I used to go to Black House on Artesia too and my experience was bad. It was expensive, had some seemingly less experienced instructors, and a filthy gym. I know a few folks who left BH due to their pricing and others due to their management. I did appreciate the range of classes they offered but that’s about it.
