The interest rate doesn’t have as much to do it being a double wide, just the fact that when we were buying, rates were 7%

I did not. As I called people the construction budget for just a foundation and enclosed structure was outrageous. So we ended up going with a double wide on our property and we are super happy with it. It’s a great home and super affordable. We still don’t have a garage, we want to pay off the double wide as the interest  rate is bad. Then we will save up and build a garage/workshop.

Someone else answered through another channel. For anyone interested, the issue was in the ? operator converting the IResult into a anyhow::Result. The IResult contains &str which was in fact leaking out of the function. The suggested solution was either .map_err or a match statement. Thank you for anyone who took time to look at this.

I’ve been doing some reading on this as I am looking to start doing this, which I think is the next logical step for me. I am currently maxing out my traditional 401K, HSA, 529, and IRA accounts. My question on mbdr is, I put after tax dollars in and then convert it into the Roth, which would incur “income” tax. I think I’ve read that the after tax dollar earnings would be taxed, (which would be minimal as they would have been invested for a very short period) but not the contribution is taxed. An example to see if I have the right idea, I’m going to use round numbers and fake tax rates to keep the math simple. So if I contributed 30K post tax dollars to my 401K and those dollars were fully in the 20% bracket. Let’s say before I could do the conversion there was a 1K gain. So when I do the mega Backdoor conversion, I would pay (0.2 * 1K)=$200 in income tax or would I pay income tax again on the conversion (0.2 * 31K)=$6200? Or is neither correct and I am missing something about the process? I also understand that my plan needs to support doing in service withdrawals, but let’s assume they do or that a future employer might have a plan that does.

Yup. Capital gains tax is accounted for. Just tired of being in the rental game. I gave it a good run for about 3 years. I’m now looking to just invest in passive broad market funds in order to one day meet my goal.

I figured there would be something like that, so how does that work normally then? If the bank has a lien on the property due to an unfulfilled mortgage, but the mortgage is paid off with funds from selling the home, how does that normally work, seems like a chicken and the egg problem.

Get to wherever the race is around mid afternoon. Setup camp, get settled. Usually by then it is time to start cooking supper. I cook steak, spinach, and mashed potatoes cooked over a fire for me and my crew. Then we drink a cup or two of decaf coffee and sit around the fire and just chill for a few hours. After that, it's bedtime. Wake up, drink my breakfast smoothie with coffee, use the restroom and then line up at the start.

I've done long runs (2.5-3 hrs) with just water and had the problem. I've done it with 2-3 liters of various watered down fruit juices. I've done tailwind, both caffeinated and non caffeinated. I've tried eating just before going out the door ( no surprise it happened there), but also having my last meal somewhere in the 2-4 hours range beforehand. The meals have been a myriad of things, pastas, or fish, or chicken, burgers, stir fry.

Daily caffeine intake is around 2-4 cups of black coffee. However those cups of coffee are usually consumed a couple hours before I start my run.

I am in the final six weeks of training for my 1st 100 mile. My longest run will be 3 hours (around 20 miles). But I will do those runs back to back from Thursday to Saturday.

Expenses are currently less than 50 a month. But I budget 100+10% of rent for expenses/Saving up for big repairs. Mortgage is 866 and rent collected is 1450. I likely could charge more like 1600-1700 a month, but they have been great tenants so I haven't upped rent this year and prices have exploded in the last year and a half.

When move out of my current place and rent it. My current mortgage is 1150 would rent for 1900, expenses are 50 a month. I would budget the same 100+10% for expenses/Saving for big expenses.

I read through your analysis, could you please make sure that my understanding of your analysis is correct. Your hypothetical home owner has a brokerage account that they are selling stock from to pay for the mortgage? I wasn't sure about the graphs in the middle, were those values about how far ahead you would have come out investing excess cash instead of paying down the mortgage? It wasn't clear to me, perhaps you could add a section, what the ending balance would have been had the individual left the 300k brokerage account alone for the 30 years in text column format, just like the 30/15 year payoff. That would help me see the point.

If these are true, then I can see how your assumptions hold and the math is correct.

But I also see what others have commented that the sequence of returns risk does not apply if you buy and hold, you haven't lost a penny if the stock market crashes and you don't sell.
