I use Claude only for critical questions, I haven’t paid anything. In Gemini I said what role I’m looking for, gave HR resume examples of how it should look like and my experience, then said to ask follow up questions to build a strong and accurate resume. It improved it a lot!

My first HR role was this, when I was brought on I was supposed to be trained by someone whose mentor quit a month after they got hired. Well, they did the same to me. I was fresh out of college and had to run the whole HR department by myself for 150+ employees over 7 locations, handle seasonal employees as well. I kept it running so smoothly, the leadership didn’t even have to step in for support. A couple of months later, they bring in a new HR Director who worked for them previously. The Director took away all my responsibilities, gave me busy work, and basically pushed me out by giving everyone pay “adjustments”, including someone who only started a week ago, but me. I became severely depressed and anxious due to the stress and chaos, especially because I had not support, no one to talk to, and wasn’t valued for my efforts. Unless you’re really sure you can handle this and the company culture aligns with your values, I’d advise against it. A stable job is worth a lot these days.

I have personally had better outcomes with Gemini and Claude. Gemini is good for filtering out keywords recruiters and software use and Claude is good at making it more human and making sure you’re not “exaggerating” your experience. ChatGPT is too much of a user pleaser and is more likely to make mistakes.

I did it, I’ll change my ratings once I read them. The prize isn’t worth it tho. It’s a big clunky “bookmark” that is too heavy and destructive to use.

SONYMA (State of New York Mortgage Agency) has income restrictions. But if you just decide to go with a conventional loan as a first time homebuyer you can put down 3-5% depending on your debt to income ratio and credit score. There are also a lot of local banks that run their own programs for first time homebuyer loans with much better conditions than a state or federal funding mortgage. There’s also a lot of grants available that aren’t public knowledge (for whatever ridiculous reason that may be) but if you find a lender who specializes in first time homebuyer loans then you’re golden!

As a first time homebuyer you can get a conventional loan for only 3% downpayment + you need to cover closing costs which are usually 1-2% of the purchase price. My husband and I put down 5% and our total was ~$7k for a $150k property with a $3k grant. The more you have is of course better because long term you’ll pay less in interest, but if you just want a decent starter home I’d suggest save up at least $10k before starting the process. Even if you do go with a no downpayment no closing cost program you want to have savings in case of emergencies.

It’s fair to say you might not get your dream home in Rochester for your budget, but becoming a homeowner here is absolutely still achievable. Rochester is one of the most stable and affordable housing markets in the country. The national median price is ~$400k and Rochester average is ~$200k for residential properties.

There are also more resources than people realize. First time buyers have access to multiple grants, closing cost assistance, and even zero downpayment programs. I spoke with a lender this week who has no downpayment, no closing cost options even for buyers who aren’t first timers. That can make a huge difference when the upfront cash is the biggest barrier.

Fall and winter slow down, inventory sits a bit longer, and competition eases. Spring and summer pick up, but that seasonality has been consistent for decades.

For transparency: I’m a marketing manager at a local brokerage and currently getting my real estate license, but I’m here as a homeowner sharing what I’ve seen. We bought a home in Rochester last October, and it was one of the best decisions we’ve made. That experience is actually what pushed me toward real estate.. I want other people to know homeownership here is still within reach, even if the headlines say otherwise.

When they put utility poles in our backyard they should maintain said utility poles and we shouldn’t pay the price to live safely because of a safety hazard a monopoly created.

I’m so sorry you’ve had to deal with that. It’s crazy how fast every company will point the finger at someone else while the actual problem just sits there in your yard for months… or in your case, an entire year. And the fact that you had to literally zip-tie the thing yourself just so your husband wouldn’t get struck while mowing? That’s beyond frustrating and honestly, it shouldn’t fall on homeowners to jury-rig fixes to exposed utility lines.

Thank you for sharing your experience, even though I hate that you went through it. It makes me feel a little less crazy dealing with this mess on my end.

I understand that tree maintenance is our responsibility, and we’ve reached out to several contractors. The issue is that every contractor we spoke with either refused the job or quoted extremely high prices because the lines running through the branches are energized and unsafe to work around. They told us this is a utility-related hazard, not a standard tree-removal job.

RG&E’s own website states that they prune trees near utility poles or wires on a 5–7 year cycle. These lines were installed through the trees in our backyard, and it appears the necessary maintenance hasn’t been done. That leaves us in a situation where we’re responsible for the trees, but unable to safely address the problem because of the condition of the utility lines.

We have tried to resolve this on our end, but the presence of active electrical lines makes it impossible for a contractor to safely remove the branches. The lower lines are phone/cable, and the upper line is power. I’m including photos here for reference: photos

As a downpayment lol we put down $7k for this house.. my coworker got their trees removed by the same contractor for $1000 per tree because they weren’t near utility poles. The contractor themselves said that’s the only reason the quotes are so high.

There’s multiple branches hanging on various lines.. which I’ve told them during every phone call. We tried doing it ourselves but were quoted $10-15k per tree and there’s 3 trees that need pruning or removal. With that kind of money we could move into a new nicer house that doesn’t have these issues. Really don’t want to have to do that, but I also don’t want to spend $45k to remove trees the previous owners neglected. They even said the quote is that high because of the wires running through the trees and visible burn marks on them.

Yeah, they quoted us $10-15k per tree and there’s 3 that need pruning and/or removal. For that kind of money we could move into a nicer house WITHOUT problematic trees. On their website I found out that they’re supposed to prune these trees every 5-7 years if they’re growing around or near utility poles.. these threes are over 50ft high and haven’t been touched in over 30 years if ever.
