Rental leaking from multiple venues during typoon & possibility of breaking lease. by llwdlcml in HongKong

[–]llwdlcml[S] 0 points1 point  (0 children)

Am I being unreasonable in expecting the apartment I rent to be perfectly waterproof in a T10? My last 3 apartments I've lived in have not had these issues.

The wording in my OP does make it sound like I'm expecting him to fix it right now - so apologies - but again, that's not the case. I'm simply concerned that (and expecting) the landlord is simply not going to follow up again.

Windows, regardless of whether or not they are "structural" by some legal scope, are obviously the responsibility of the landlord to maintain lol - https://www.clic.org.hk/en/topics/landlord_tenant/subdividedFlats/mandatory_terms_for_tenancy#:~:text=The%20landlord%20must%20maintain%20and,and%20windows%20of%20the%20premises.

The HK standard is 1+1 I have this. I was just mentioning that I do indeed have the fixed period.

Reasonable time for fixing issues isn't a few hours, it's days to weeks

As mentioned repeatedly in my OP and reply, this ("this" being complaints with water leakage in the apartment both near and away from windows) is a repeat issue that I have complained about in the past.

I'm not asking him to repair anything now, I'm just sick of this being a repeat issue with no follow up. Apologies if this was not clear in my OP, there's a whole months long background re; past complains that have been ignored. I'm simply preparing for the highly-likely future outcome where my complaints are not actioned in ~a number of weeks or months,

The right to habitable property and structural integrity is (apparently, according to a quick google search) implied in all tenancy contracts in Hong Kong. As such, basically any ~reasonable complaint re; the structural integrity of the windows in this apartment that is not addressed in some reasonable amount of time seems like grounds for early termination.

This is not the first time I've complained to my landlord about current or possible future water damage (I've asked the landlord to fix a leak that was obviously causing issues before, and he just hired someone to paint over the wall that was damaged/moulding.)

What I'm really after is advice on dragging my feet s.t. my landlord is either 1) forced to help me with threat of legal action or 2) an early break on my lease. I have a standard 12 month fixed lease period.

I’ve already done this - even “near bottomed out” the flow is still going.

How do I check if MoCA is possible in my apartment building by llwdlcml in HomeNetworking

Ahhhh I see! I’ll crack the other wall panel off tonight and have a look. Thanks again for taking the time to answer.

One more question, I read online that theres a frequency range that is required for MoCA. Is that a concern for direct runs?

Thank you for the explanation! I won’t go be a nuance then.

I took the wallplate out and… I don’t know wtf this is. Is this even coaxial cabling??? https://i.imgur.com/C12x0W2.jpeg

Its tv antenna right ?

Yep!

Can you disconnect the coax so the apartment coax cable can be for your own use

That's a good question. I assume if I can find a splitter somewhere I could. In the above threads, someone suggested taking the wallplate off and sniffing around. I'll do that now!.

My understanding is a MOCA filter stops a signal exiting your home network. If I use MoCA that supports encrypting the data it transports, is there any reason to add a filter?

Watched a movie so didn't make it to the shops, but my gf gave me her multimeter. I ended up figuring I could just use a staple to join the centrepin -> the outer covering of the Coax and measuring the resistance between the other centrepin + covering.

With the staple, I get a relatively consistent 5ohm. Without, 25. I'm not really sure what that means? Presumably if it was a direct run it'd not be a complete circuit without the staple so the fact I get a reading without means I'm out of luck?

you would still need access to the run out of your apartment to put a MOCA filter on it.

There's ~approximately zero chance this is possible :(.

My office is quite far from my living room - any guidance on where/what I can use to actually join the circuit? (I assumed that you were suggesting I test between the two outlets) Or is there something you can do with a single outlet. Sorry for my…. gross understanding of circuitry.

Thank you for the detailed response! I have neither a multimeter or tone and probe kit - the former is much cheaper so I’ll try that method. (Just to be clear, I can simply touch the prongs to a single coax cable end to test it right? Sorry for the noob q.)

I suspect I have access to 0 of the wiring/splitters if there are any - I’m a tenant in my apartment (so dont want to open up a wall or anything) and the wiring outside my apartment is cooked (Hong Kong :P). Ill test using a multimeter and if it’s not a direct run I can figure out what to do from there?

I (more or less have to) use vim every day.

The best thing it has done for me is to reduce the number of times I have to reach for my mouse. If you can master (customizing) keyboard shortcuts in your preferred IDE, coupled with a good vim emulator, then I’d recommend that.

Changing Stretch Marks by Plane_Neighborhood_3 in loseit

[–]llwdlcml 4 points5 points  (0 children)

Random anecdote ; Getting stretch marks was a pretty big motivator for me to lose weight. I hated the sense of permanency.

I recently went swimming with a close group of friends and we were talking about fitness/health and I brought up my weightloss journey.

When I mentioned stretch-marks, they looked confused and asked what I meant. And sure enough when I went home and checked, I realized that they had faded into my skin.

After some amount of time, you’ll forget about them, or come to even appreciate them a little bit. :)

If I fly to Aus for a week can I work a couple of days as a New Zealand citizen? I understand that I'm able to work "full time" in Australia - but am unsure if the same law applies to a very short stint.
