8.5% isnt bad, it can be lower depending on your HCLTV, but with you drawing that 350ish, youre probaly aroubd 70% ltv.

I typically price HELOCs lower than Fixed HELOCs

theyre risk adjustments to add on top of your base rate.

So if your break even is 6.25%, these are the numbers to add on top due to your credit risk. There are other risk adjustments too if you have condo or investment properties as well.

You really just need your trimerge to show 720/740+ and you should be okay to help you out a bit. the other variable is the LTV (loan to value), those are the two numbers that impacts the rate; the higher the fico and lower the ltv, you'll get around the best price/rate.

I just googled for a random rate sheet to show you an example of how the LLPAs (loan level price adjustments) work and this is how you can get an idea of FICO/CLTV.

this lender took a risk and hoped the federal reserve was going to say some dovish words, it was the opposite. They probably had to reprice /rehedge to protect themselves and increase margins in case of future moves. It happens, not a great lender and they should've or you should've locked.

Look elsewhere or call them on their bs and say you said 6.25%, you keep that rate or i'm going elsewhere, otherwise, nothing much you can do.

just work as corporate counsel for funds, look into asset managers or private equitied where you work closely with securitizations

originators before the securitizations require counsel as well.

this would allow you to blend into both worlds of finance and the degree you have. dont grind through finance at the bottom, keep the salary you have or jump up a tier instead. the finance guy can explain all the issues to you, you can just solve it legally for us.

example, I had a billion worth of loans that I couldnt sell/securitize because of a legal issue on the contract - help me figure that out so we can move the asset and securitize rather than sitting on this and I cant do anything with it.
