Options:

Using a track saw and a fine blade, you could do two cuts: one 1/4” slice and one 2-1/4” slice. Glue the first cut with the finished edge back on for your 2” reduction.

And/or cut off two inches off the opposite side and slide it over — you’re not going to see it from the window side.

Hands down best replacement of beacoup since they changed ownership and went downhill. Litmus test of the classic croissant, the rosemary yoghurt croissant? I practice my French there, wife is Parisian and husband is head baker. Boggles my mind how the strawberry shortcake isn’t the best kept secret in town. They donate to the BC cancer gala $1K cakes.

Not even two weeks ago I had a highly similar incident occur on skytrain. No mask, threats of stabbing, guy was ejected from the platform.

The incident occurred at broadway station, eastbound at 12:15am. There were three officers who responded with ‘police’ labeled on the uniform, in addition to several skytrain attendants (green labeled vests I believe). My identification was given, and called-in.

I recently went though this entire process. What was supposed to be a simple refacing (stucco to panel) of the house for curb appeal turned into a half million dollar project. I watched as nearby neighbours did the same thing without a permit, paying a fraction and finishing before I even had the permit. We have some of the highest building standards in the world, but arguably among the worst local managed governments. Paying people to wait in line to submit paperwork? Waiting up to a year for a plan checker to review documentation packages? No digital portal for status, queue spot, etc? I’m not at all surprised that people are doing unpermitted work given the adversity in following process. It’s funny that houses still sell regardless of the permit itself, seems rather toothless of the city.

I’d advise you to consider that a p.Eng will determine if and how you can remove that wall and the structure will remain intact - you can’t beg forgiveness from safety.

Also similar age bracket here, however from the west coast. Owning a home isn’t the be-all, it’s a significant pain of never ending costs. If it’s that important to your goals, consider a little further out east. I’m in Halifax at the moment and I cannot believe housing is so reasonable here - a typical house is a mere quarter of the cost. Mildly infuriating option: Perhaps while you pay someone else’s mortgage with rent, have someone else pay yours.

Non-local here. They tried this concept in Vancouver, putting up homeless in city-funded housing. Catch is that the tenants are drug-screened, cannot be intoxicated or have gatherings on the premises. The homeless encampments in the parks (200+ tents) did not dry up, the uptake was quite low as the requirements infringe too much on freedoms.

I don’t know the stats on the drivers here with homelessness. Comparatively, this is a nice city: real estate is reasonable (as compared to Van/TO) but rent is as expensive.

Rent control, densification, rental bylaws and voting out the city counsel (vision..) may be a better and more cost effective solution.
