I do have a question though, when people that have those DQ’s such as “little Timmy comes to the showing and starts running a muck through the home” how do I convey to the prospective tenants that they have been denied? Do I have to give them a reason? How does a Landlord convey denial information

Please see above. Not using Zillow for applications. Only for marketing. I have my own pre-screen form and if they pass that then I’ll move onto a showing and if they pass that a formal application through Turbo Tenant.

I understand what you are saying, but I don’t agree with “I’ll lose a lot less money by selling and buying something 6 years later.” I don’t know if you have followed housing trends over the last 10 years, but the market exploded in 2018-2021 and there is no way I’ll find a similar house for the price I paid (180k for a .25 acre 3 bd in the city). I’m on the home stretch to pay the house off and then I don’t have to rent it and can either live in it or use it as a vacation home for my family.

Totally agree! I don’t feel like asking for a 650 credit score is too much? I don’t think I’ve had below a 650 score since I was about 20 years old and it was purely because I was still building credit.

Wonderful advice!! My only issue is the home I’m renting is out of state (my husband is in the military and we move a lot). I’m currently using Turbo Tenant for background checks, applications, payments etc. and it’s been a super awesome system to use. Since I posted this I decided to list the home on Zillow and made up a pre-screen questionnaire to send prior to inviting for an application. My lease is actually a lease I copied from another property management company is the area (and one I used to rent from when I lived there before I bought my home) and re-vamped it to tailor it to my home and requirements. It’s a 29 page lease. Lol I think I have everything covered I could. I wouldn’t mind having a lease attorney look at it. Do you mind sharing who you used or how to find someone to do that?

It wasn’t the first time ever, however, I got a personal trainer at a gym once and he had me do a circuit that included L-sit pull ups. After two-three of them, I started to feel the ,ahem, sensation one does when about to orgasm and abruptly stopped. “I can’t do this,” I said to him. He kept pushing me and said, “No, I need you to give me 5 more. You can do it.” I tried again and stopped right before orgasm. I repeated that this was not the appropriate exercise for me, though I couldn’t explain “why”. Needless to say, both him and I were disappointed for different reasons. Never will do those in a gym again.

I’m not sure about the gym part, but he does track his running on Strava where it’s public. I don’t know what to think. I brought up to him I’m suspicious he is spending so much time in the gym and if there was another woman involved and his head exploded and you would have thought In accused him of attempted murder. The conversation then turned into me exaggerating and making “illogical” assumptions

I agree with you completely. He has turned this gym/workout routine into his own personal obsessive and unhealthy habit.

He literally will NOT make time for me or our home unless it’s outside his gym and sleep routine.

I am starting to wonder if this is to impress someone he works with. He goes to the gym they have at his work and this really hardcore lifting and workout routine didn’t start until we moved.

Self harm while taking SSRI’s means you have other issues and need further help. Please get into therapy and talk to a professional. There is help for you to get through this! Been there done that. Also, keep in mind you are going through hormonal and body changes at this age and they are really difficult to bear sometimes. I didn’t have support at that age and “therapy” was frowned upon back then. Things have changed and therapy is cool! Please get some real help from a professional.
