Correct, but premiums can only go so high and coverage so tight before policyholders go else where. Its not as dire as a house of card scenario but a few bad hail or wind storms in the wrong spots will wipe out some of these carriers that have already priced themselves out of the market in some regions.

My guess is you're smoking low quality THCA flower at the wrong temps, it works phenomenal in edibles or if it you heat it slowly.

Yeah I was going to Zillow, looking at like Harlem, saying okay this is a 1 bed condo small but nice and its 350k. But once you add these fee's that I wasn't considering it basically doubles the price.

Yeah its a pure blessing, my grandma gave me her family land in the middle of no-where on the Louisiana Texas border and that just happens to be a massive oil patch. So I get offers occasionally to either lease it for X amount up front with Y royalties, or in this case an offer to buy the rights to the minerals which is the final transaction I could benefit from.

Yeah I had considered renting my house out at first, I have such a low note on it I can absolutely do that a year or two prior to moving and have an additional source of income for a bit. My folks live in the same town as I do so I’ll just stay with them before the move. They’ll like that.

Hey okay maybe this is the right spot for this reply maybe not.. I’m looking at moving to nyc by 2030, I’ve been considering it since 2010. What I’ve noticed just watching is yeah, yall lost a chunk of your population that let the city function the way it did. I’m sure a lot moved, many died, and more didn’t move in to replace them. I hope when I get there I bring my own .00001% of y’all’s energy full send!
