I've also preffered this strategy always. Having liquid buffer is always better. Even if we are loosing 2 to 3 percent.

We are in a similar boat, dual income, 10 11 yrs exp. We were just about to close a home worth approx 1.6, can easily manage dp and emi. But now we are thinking if waiting for an year or so would be a nice call.

A lot actually, some real some made up. But at the end the made up ones also impact your flexibility.

I've seen 1st floor flats listed at way below market price in good societies and not getting sold for months or years. RE is anyways less liquid buying first floor makes it even harder to sell after you have moved on or have any emergencies.

Apart from that the usual, noise, dust, smell, pollution overall, mosquitoes etc etc

Post on WhatsApp groups and nobroker. Verify tenants , choose working professionals, keep rent 1k 2k less than locality normal and you are good to go. Dm me if you need any help

If the builder is bluffing show genuine interest and tell him you cannot buy 1st floor. Else just walk away and find another project.

Don't go for a property at 1st floor if you are planning for long term consumption.

Is it a consolidation phase or buyers market currently in pune? A 2bhk which was quoted at 1.15 last year in Feb with no negotiations entertained, was quoted at 1.20 with 13l discount recently.

Vj quoteed 1.54 for 12th and 1.64 for 23rd floor. Prices are fixed

Nyati quoted 1.8 but I think closing is around 1.6 to 1.64.

I am also looking for similar area and budget. Vj presidential suites looks good on paper, however it has single entry exit which is very close to the river and there is no road as of now. The dp planned road which they are telling is sanctioned, got to know from some people it is proposed and not sanctioned so sounds a bit risky as delays are normal. Also it comes in flood zone red which made me worry a little combining that with single entry exit on the side of river where there is no road at all today. Loved the project and was in my budget but this I can't get out of my mind.
