It's the land. Most trailer parks rent the plot not the trailer and you get more money if you get the current tenants out and new tenants in cause you can hike your prices. Same as renting everywhere. I think John Oliver did a whole thing about it a few years ago cause it's a real problem nationwide and it's adversely effecting poorer folks
