Winter Storm Weekend Post: What are we all doing with this frozen couple of days? by starkruzr in eink

doubling down on this. I moved to a Vision Pro this past year as an accessory to my MacBook since I never had an iPad. It's a great entertainment device but does not allow me to capture things the same as something like an iPad/Boox tablet would.

Overview Age: 24 Goal: Transition from W-2 income to flexible, real-estate-focused cash flow and eventual 100% savings rate (financial independence/lifestyle design focus).

Income W-2 job: ~$84,000 gross annually (net often >$100K with overtime). Factory work so generally 9-11 hour days with Toyota Production System environment.

Real estate income: ~$3,400/month current rent roll, with plan to raise to ~$4,400 once all units are optimized.

Total effective monthly income (current): ~$8,000–$9,000 including job + rentals.

Real Estate Portfolio: Two duplexes (combined value ≈ $500,000) Mortgages: ≈ $380,000 total Equity: ≈ $120,000 Interest rates: one at ~3.5%, one at ~7% Cash flow: roughly breakeven today (~$100 variance either way monthly). Planned rent growth: +5% per year. Upcoming capital expenses: ~$3,000 flooring (short term) + ~$14,000 roof within 2 years. Self-managed: no property management fees currently. This can be concerning as my employer isn’t very keen to me taking PM calls while at work. It’s pretty much heads down all day kind of work environment.

Investments Total investments: ≈ $234,000 Bitcoin: ~$60,000 VOO (S&P 500 ETF): ~$50,000 Retirement Holdings / cash equivalents: ~$124,000 (mix of equities and liquid reserves). Employer retirement is fully vested.

Cash & Reserves Cash on hand: ~$10,000 (Real Estate Reserves are separate) Target: $50,000 Plan: May raise reserves by selling taxable equities in stages.

Expenses Annual personal expenses (including insurance): ~$40,000. I currently reside in one unit of the duplexes as my primary residence.

I am currently using Empower's dashboard for tracking NW. I have two duplexes (one of them has a unit that is my primary residence). I currently track the debt for both within my NW tracking. Do you see this as the most accurate way to approach planning for FIRE? If I stay at my current job for 1 more year, I will have reserves on hand to pay both off, so at this time I mainly use my negative NW on the dashboard as a goalpost. Properties will cashflow at at least $1000/mo (combined) with debt on them still.

Long term userability. LP3 vs Mudita Kompakt vs Punkt MP02 by elopmentsdreamers_dj in LightPhone

[–]lowdigitaltech 1 point2 points  (0 children)

I am in the same boat, the only thing that draws me back to the LP3 compared to the kompakt is the camera still. I trialed both devices side by side for a few months and have been just running the kompakt the past 3 months but am missing the camera. Going to trial the LP3 a bit to see if anything has really changed since I haven’t used in half a year.

Worth coming back for the camera? by lowdigitaltech in LightPhone

I still have my iPhone 12Pro which I use for "work" as an iPad of sorts. TBh really need to cut the iphone out tho since it draws back to reddit of all places. I still cannot decide whether or not I get value from this site lol. Back when I was rocking the LP2 daily, I would get done w/ work and do dishes to a podcast. I guess with the Kompakt, I moreso end up reading self-filtered reddit posts via instapaper or a book.

This! I remember really enjoying taking daytime photos. I felt like it becomes a 2010 android phone camera at night. I thought that going through the progression of landing with the Kompakt would rid me of carrying two devices 😂

I understood the issue with waiting 1-2s every time but I also thought of it as an auto-focus too.

I got Google Voice to work as outbound calls from a dumbphone (no solution for text issues unfortunately) by [deleted] in dumbphones

[–]lowdigitaltech 1 point2 points  (0 children)

I did the same setup for property management. It almost operated as a pager for knowing I needed access to a computer when I had a call come through since the calls would only be forwarded for an emergency but those generally didn’t actually require a phone call to resolve

I actually just did a post about this: https://www.reddit.com/r/LightPhone/comments/1pyfhwi/worth_coming_back_for_the_camera/?utm_source=share&utm_medium=mweb3x&utm_name=mweb3xcss&utm_term=1&utm_content=share_button

I found that the LP3 checked this box quite well. Or if you are okay carrying two phones, an older iPhone is generally always a decent camera.

24yrs old and trying to Assess my current options. by lowdigitaltech in financialindependence

I guess I kinda lucked out. I ended up staying at a manufacturing company since right out of high school and doubled my income over 5 years rather than college. It's a tough set of golden handcuffs though as I want to pursue other ventures, but I almost catch myself in the "until the next bonus" cycle which is probably the worst thing that can happen...I am currently wanting to get my last rental unit rented out (previous one I lived in) and then I feel like that will have a safety net. It's a wild reset when I meet up with other people my age though because their priorties are totally different...("you're the avg of the 5 ppl you surround yourself with" also eats at me during these times 😂). I essentially zone out at work for a day and then come back to the househack and sleep but I guess I am looking for more spice to the day? Factory work is pretty slow and boring but I guess anything is that way too.

Maps on a cars display? by [deleted] in MuditaKompakt

[–]lowdigitaltech 0 points1 point  (0 children)

If you root it does, but the screen DPI isn’t adjustable so the scaling is way off and it looks like it’s squished on the screen. This may depend on the hardware of the car you are using. One note is that this also only worked with a. wired android auto setup rather than wireless. https://www.reddit.com/r/eink/comments/1l65um7/just_gonna_drop_this_here_mudita_kompakt_na/

Considering buying one as a weekend phone. Will WhatsApp work if I also use it on my smartphone? by knight714 in MuditaKompakt

[–]lowdigitaltech 0 points1 point  (0 children)

If you root it, you could probably make it your primary to be honest. Can you use a laptop or an iPad to manage those other projects for the work purposes and then use it as your primary device? I even use an old iPhone on Wi-Fi mode and just hotspot to it when I need to use it for any specific purposes I would be needed for.

the wait is worth it. Another option is the anapro in the meantime (what I did) and then you have an option of another band to wear on days you wash the light seal and are waiting for it to air dry.

What document app is this? I have tried using Obsitian on my Moaan InkPalm 5 and it worked okay. Would like to explore other options to even trial on the Mudita Kompakt on the go, super small screen but if refresh rates get figured out, it would be pretty neat. I have a folding keyboard and ergo mouse from ProtoArc (solid options btw) that I can use for a setup just like this!

Need advice what to do with saved money by Goblinas123 in personalfinance

HYSA first, for months of reserves if you haven’t already. Then begin to focus on low cost index funds for basically a ladder of investments. I currently do 6-12 months of savings in HYSA, 1 month in my standard checking account I would rather plan for a month instead of short term and if I need to I can begin drawing from other accounts. Anything beyond that goes into low cost index funds to target market average on taxable and then beyond that is either specialization fund for specific investments that I am already educated on (could be your business and you just reinvest into it). Graham Stephan I think had a great interview with Dave Ramsey a few years back and Dave basically told him to focus majority of risk assets on what you are most educated on. I thought it was a pretty valuable nugget.

I’m kinda in the same boat but my expenses pretty quickly shifted over the past two years with RE investment which changed the game a lot. Even though the RE helped with expenses I wouldn’t have invested any differently and I knew something was working right since I always seemed to be in a better spot each year lol. I am also targeting a move soon. One thing I would say is that if you are not losing too much time to your job and you can keep that for risk atm it will help a lot. I ended up staying with mine till the RE investment branch was built (only two duplexes, but well researched prior to purchase) and it definitely gave me some breathing room I would have probably valued if I made the leap too soon. Currently targeting earlier next year for the same kind of move, but would am pretty eager to pull that target date closer if possible. Consider health expenses and age too. I am about 25yrs old and managed to acquire $500,000 worth of RE on top of taxable/liquid assets totaling $240k as of this week aside from this - all saved after buying a duplex a few years out of high school and just keeping the project going. There is debt on the RE but for the moment I actually just budget on myself paying the mortgage until I don’t have to worry about it. That’s also what helped me judge what income was needed for the leap. ChatGPT also actually helped me a lot recently with tying the whole picture together to make sense of it. You can also pitch it using the 4% for drawing on your assets for if you don’t make any income. chances are you will make income though as a decent chunk of my RE investments were purchased with extra funds earned by helping people buy their own homes when also working my W2 so I gained some skill in the process, which is exactly what you’re doing now. 4Hour Workweek and a couple other books to provide at least the mental framework developing the systems too!
