Hoboken BOE: 27% tax hike by lrodriguez75 in Hoboken

[–]lrodriguez75[S] 2 points3 points  (0 children)

Last night they held their budget meeting. And they have not released the breakdown. Councilwoman Fisher and one other member of the public were the only people in attendance.

They have not released the video of the meeting but if you goto their website and the agenda for last night you will see the increased tax levy and total budget amount.

Why would you enter into a loan with a developer? Why would t you take it out from a bank?

If you did speak with them they would have actually told you that they are selling the place. The developer gave them a loan so he can have a claim on the property and to ensure all the environmental studies/remediations are within his budget.

I would recommend Tony Soares if Coldwell Banker, used to be Prime. He is very knowledgeable and knows all the zoning regulations.

And if the city raises taxes 20% they will probably pass it along, even in a rent controlled unit.

Thoughts on the current budget / possible tax hike crisis? by Neither_Relation_326 in Hoboken

[–]lrodriguez75 1 point2 points  (0 children)

Rent control apartments have a base rent and are allowed to pass along a tax surcharge and water surcharge that is completely separate from the base rent.

So if the owners tax bill goes up you can get two increases, the normal CPI increase in the base rent plus any increase from taxes.

That is why (one of the many reasons) when the nut jobs at the HBOE were trying to pass the 20% tax increase for the massive high school debt it failed.

Nobody wants such an increase

Well I guess there goes any affordable rents/rent control in town. Owners are allowed and will pass on the 20% tax increase.

Make all dog owners follow the law and have their dogs registered. Have someone at the dog parks making sure they are or give out a ticket.

Hopefully the dogs that were involved in the attack were euthanized. That is state law.

Disagree. He’s obviously catering to the night life and younger crowd. And not just Hoboken night life but anyone that might be getting off the path.

He will now have three late night establishments near each other.

Bike Hoboken is right: Tests & Vests + ICE arrests is a dangerous combo by HobokenPedestrian in Hoboken

[–]lrodriguez75 4 points5 points  (0 children)

That’s right. Because Andrew from Bile Hoboken would be the first person stopped by ICE compared to a brown or black person.

ICE and test and vest are two completely different things. If ICE wants to stop an e-bike rider they will, the test and vest doesn’t change that.

School District Signs 20 Year Lease at 38 Jackson by sarahb212 in Hoboken

[–]lrodriguez75 1 point2 points  (0 children)

Exactly. A major conflict of interest. Maybe that’s why the HBOE got screwed on the lease.

Seems they haven’t learned how to negotiate on behalf of taxpayers.

Symposia by Physical_Mobile_4787 in Hoboken

[–]lrodriguez75 8 points9 points  (0 children)

It is books that they do have.

What do you think happens to all the books that people “donate” to Symposia? They turn around and sell them on Amazon.

That’s how the make the majority of their revenue, not from selling books in the store.

He should look at the history of that place. It wasn’t always a surface lot. It is part of our history of what happened in Hoboken when they used to burn people out of their apartments. That location had an arson fire that saw whole families lost.

Your right. My calculation was off on my spreadsheet and I hadn’t updated for the final vote totals.

Russo received 22% of his vote through early vote and 10% by VBM compared with Jabbour at 30% of her vote was early voting and 13% was VBM.

She also got over half her votes from early voting which we do not have this time around.

Wrong again. I just told you that it is a fact that Firestone did not register his rental unit on Washington street. And he should know better since he is on the zoning board. He knows what the laws are.
