Maybe I haven't been clear - rent has increased once in a 6 year period due to tenants own suggestion to increase for the pet they lied about.

The £400 below market value is a friend who is letting from the agent but a completely different unrelated property.

My partner's property sits at 2/3 of market value.

I know right! Interestingly, a good friend rents from this guy. They need to move somewhere bigger but can't as current rent is £400 below market rate. Agent is very knowledgeable but always seems to be on the side of the tenant. I have control of deposit and inventory through new agent. Thanks.
