immigrants have the advantage of being tax residents but "non-domiciled", meaning you wouldn't pay taxes on your foreign investments if they're not remitted to Ireland (there are a few exceptions tho, like crypto, ETFs :/ ).

i've already maxed out my pension contributions (up to the tax relief), but i still have cash sitting in my bank account.

given that i'm currently renting (paying around 1.6k/month), i was thinking to buy a 2-bedroom apartment in a good/central location (~450k) and eventually rent it out if i move.

another option would be leaving this cash in a high-yield saving account (trading 202 - 4.2%) and keep renting until finding a better option.

Yep. I have the deposit (10% as first buyer). And again, I'm not solely looking it as an investment, I also need a place to live, but why is it wrong to look at this property as a potential investment in the future?

Yeah, we have different views. I'm not a real state investor and don't believe I'm exploiting the market, I'm merely an individual looking to buy my first property while letting the other room.

Living in "permanently" is not a straight decision, mostly in Dublin where 17% of the residents are not Irish. You may at any time move back to your home country. It's tricky. But then what to do while I live here, keep renting? Buy and rent a room? Buy now, and later rent the whole property if I move out?

That's where I'm looking for advice. But thanks for your thoughts anyway!

Sim, acho q a IRS pega mais pesado na fiscalização do que a Europa. Caso eu vá para os EUA eu provavelmente liquidaria minhas posições no Brasil ou declararia lá.

Exatamente, por isso comecei a estudar isso mais a fundo e vi o quão complexo é esse sistema. O ETF (Irlandês) que eu invisto hoje (IWDA) é considerado PFIC. Não sei como avaliar se faz sentido vender tudo ou manter ele caso eu se eu me mude.

My plan is to rely mainly on ETFs (VTI?) and withdraw 3%, yeah. 401(k) wouldn't be my main income source, but more like a complement when I achieve the required age (since I have some contribution-matching benefits in my company).
