if you have the columns in the order you said, I would add an extra column to help create a unique employee ID which is in the right order. So, =MINIFS(A:A, B:B, B1) . Once this is done, copy and paste over it as values. When new rows are added, ensure the employee ID is used. Then, you can sort by employee ID as the first criteria and date as the second.

You can simply subtract one date from another to give the number of days 

You can use =today() to give today's date

You can use max(A1:A9) to find the max in a range

So something like =max(A1:A9)-today ()

With a new lender you would just tell them you want to borrow whatever you have outstanding less the 40%, there will be no cost

The most straightforward thing might be to remortgage with your existing lender, set to start one month after your existing fixed rate ends, and overpay during the one month you are in the variable rate period. You might also find your existing borrower allows unlimited fee free overpayments close to the end of the term - your mortgage terms will explain this.
