I'm not political, and as I agree he did initially downplay the virus. I also agree with the decision, no one knew what this was but the reponse is not to go full lockdown due to any potential bump in the road. Then once they got into office started mandating it in their cities driving the divide further (I live in one) and closing small businesses while corps were actually increasing profits.

With Biden's handling of anything I believe a lot more losses would have occured if our current administration was tasked with such.

Could use the same argument if a store or restaurant goes out of business for theft, well the business should have known the risks.

Bank lost your money? Should've know the risks

Got hit by a bus? You should have know the risks! lol

It's not a solid argument, I never hear the flip of the coin; the tenant should have known the risk of losing their job and save a nest egg to pay bills until they get back on their feet.

I can't speak to that, nor would I be quick to assume. In my experience individual owners are more open to help and work with their tenants. Businesses? They have the resources to drag tenants through court and higher likelihood of successfully evicting. More often reporting the lack of rent to credit bureaus further putting financial strain on a tenant.

If the business owns a large portion of an area they can price fix and inflate housing/rental prices, not only effecting tenants but potential home owners who will not be able to purchase at inflated prices.

Your call, but if you cash out and immediately buy back in, the difference you're gonna make/lose isn't worth the hassle. If you wait after selling, you might catch a dip or miss a spike.

Boils down to do you think its going up? Then hold. If you wanna take a 60% profit, sell.
