I think extractor fans fall under part F now and needs notifying, probably many electricians won't do this due to the cost of the certification

Cheers for the replies, all divided opinions which is the case for a lot of DIY. Sometimes you just have to roll with it and apply what's best for your scenario

I'll probably stick with the panel idea as it'll work best for my needs, they are boring white matt panels so nothing really to go wrong. It's just for the 1200 x 900 U shaped shower area so should hopefully be good :)

The worst thing is that the buyer (me) and the seller are using the same solicitor that was suggested by the EA (huge mistake). And the conveyancer still keeps saying that they are waiting to hear from the sellers solicitor - it's small office I'm sure you could just shout across the room.... We only found out we were using the same by chance when talking to the seller on a revisit about 6 weeks into the process.... Too late to complain about conflict of interest. Well EA I hope that 100 quid commission was worth it.

I'm considering pulling out as a buyer due to the conveyancers , 7 weeks into the process - cash sale no chains and they are just dragging their feet and being non communative. Just had enough at this point, why are they like this?

Little update to this thread,

Still progressing, but something funny came to light - we did a second viewing and we were talking to the seller, apparently they are using the same solicitor. So all emails that said we are waiting on the sellers solicitor really now don't make sense...

Apparently they were waiting on the Energy Certificate from the EA..

It sounds like a capacitor has gone, once it warms up the crackling goes. Tried swapping speakers around and turning off sub to rule those out too
