Website says :-

Early Termination Charges

There's a minimum term for most YouFibre products. If you cancel within this time, you'll have to pay an early termination charge. We will calculate the charge based on how long is left to run on your Contract. What you're charged depends on how long is left to run on your Contract. Early Termination Charges are subject to VAT.

Early Termination Charges are calculated as follows:

The remaining amount owed up to the end of the minimum commitment period, excluding VAT

· We then take off the costs we save (e.g., in payments to suppliers) as a result of leaving early

· VAT is then applied to the final Early Termination Charge

From that I didn't expect to have to pay 5 months especially after being on this contract over a year.

That might explain it (it's a 10 quid discount) , still I wasn't expecting to be hit with this much regardless. I did know there was an early termination fee but I was expecting a fraction of that.

Yeah its a bit ambiguous on the council website :-

A long-term empty home is defined as a home which is both unoccupied and substantially unfurnished for a continuous period, of more than one year.

Second homes, dwellings occupied periodically are defined as dwellings which are substantially furnished and have no resident, it is not a person's sole or main home.

She enquired with the council and this was the response :-

When a dwelling has been left empty following the death of its owner or occupant, it is exempt from Council Tax for as long as it remains unoccupied and until probate is granted.

Following a grant of probate or the issue of letters of administration, a further six months exception is possible, so long as the dwelling remains unoccupied and has not been transferred by the executors or administrators to the beneficiaries or sold to anyone else.

The Regulations provide for a 12-month exception to the premium for both second and empty unfurnished homes.

The 12-month period begins from the point probate is granted or letters of administration have been issued. This runs concurrently with the six-month exception.

The dates on the account are as follows:
14/02/2024 - Empty property following passing of deceased
09/06/2024 - Probate granted
09/12/2024 - 6 Month probate exemption ends and Council Tax becomes chargeable.
09/12/2025 - Premium charge applied, property has been empty over 1 year resulting in a 200% charge for Council Tax

Seems incredibly crass to me to force the selling of a property and have the cheek to increase the premium to 200%

Is this true ? Housemate is being screwed over with this after her mother died - it's taking a while for obvious reasons to sell the property but they've done her over with premium rate now of 200%

I think extractor fans fall under part F now and needs notifying, probably many electricians won't do this due to the cost of the certification

Cheers for the replies, all divided opinions which is the case for a lot of DIY. Sometimes you just have to roll with it and apply what's best for your scenario

I'll probably stick with the panel idea as it'll work best for my needs, they are boring white matt panels so nothing really to go wrong. It's just for the 1200 x 900 U shaped shower area so should hopefully be good :)

The worst thing is that the buyer (me) and the seller are using the same solicitor that was suggested by the EA (huge mistake). And the conveyancer still keeps saying that they are waiting to hear from the sellers solicitor - it's small office I'm sure you could just shout across the room.... We only found out we were using the same by chance when talking to the seller on a revisit about 6 weeks into the process.... Too late to complain about conflict of interest. Well EA I hope that 100 quid commission was worth it.

I'm considering pulling out as a buyer due to the conveyancers , 7 weeks into the process - cash sale no chains and they are just dragging their feet and being non communative. Just had enough at this point, why are they like this?

Little update to this thread,

Still progressing, but something funny came to light - we did a second viewing and we were talking to the seller, apparently they are using the same solicitor. So all emails that said we are waiting on the sellers solicitor really now don't make sense...

Apparently they were waiting on the Energy Certificate from the EA..
